Mr. Baker stated that the home has been cited for not having a platform and steps to the back <br />door. The applicant would like to build a deck and have the steps off to the right. Mr. Baker <br />stated that the deck would be 10 feet by 10 feet and the stairs would extend 4 feet off it. Mr. <br />Papotto noted that something needs to be added to the home due to the citation and a deck would <br />be more useful to the homeowner. Mr. Mackey believed the plan would be a good addition to the <br />home. <br />Mr. Papotto moved, seconded by Mr. Allain, to approve the following variance as written <br />for 17-8073; Melvin Lopez; 24909 Antler Drive: <br />1. A 20 ft. variance for rear yard setback; code requires 50 ft., applicant shows 30 ft., <br />Section 1135.08(a). <br />Motion approved 3-0. <br />17-8078; Nancv DePauw; 23586 Stonevbrook Drive <br />Representatives: Ed Janesz, JFE Remodeling <br />Proposal consists of a home addition in the rear yard. The property is zoned One Family <br />Residence C. The following variance is requested: <br />1. A 7 ft. variance for rear yard setback; code requires 50 ft., applicant shows 43 ft., Section <br />1135.08(a). <br />Mr. Aspery said the applicant is requesting a variance of seven feet to allow for the addition of a <br />one-story sunroom to the rear of their home. The proposed addition is 13 feet wide by 15 feet <br />deep. The current setback is 58 feet from the rear property line, whereas the proposed addition <br />would reduce this number to 43 feet. Code requires a rear yard setback of no less than 50 feet. <br />Mr. Janesz stated that the owner wishes to expand the first floor of her home to better <br />accommodate her family. He did not believe that the neighborhood's character would be <br />substantially altered, but the back of her home would be more visually appealing. The value of <br />the neighborhood would increase and governmental services would not be affected. Not <br />approving the variance would hinder the owner from enjoying her home. Mr. Papotto clarified <br />that the proposed addition would extend two feet further than the existing concrete pad and Mr. <br />Mackey confirmed that a new footer would be installed for the proj ect. <br />Mr. Mackey moved, seconded by Mr. Papotto, to approve the following variance as written <br />for 17-8078; Nancy DePauw; 23586 Stoneybrook Drive: <br />1. A 7 ft. variance for rear yard setback; code requires 50 ft., applicant shows 43 ft., <br />Section 1135.08(a). <br />Motion approved 3-0. <br />COMMUlvICATIONS <br />Zoning Update <br />Mr. Aspery reviewed the zoning code update status. It should be approved by City Council in <br />May and become effective in June. The public hearing will be April 12'' at 7:00 pm in Council <br />Chambers. There will be a training session in June to review the changes for the board members.
