R ?. <br />Proposal consists of a rear sunroom. The property is zoned One Family Residence C. <br />The following variance is requested: <br />1. A 14 ft. variance for rear yard setback; code requires 50 ft., applicant shows 36 ft., Section <br />1135.08(a). <br />Mr. Aspery said the applicant is requesting a variance of 14 feet to allow for the addition of a <br />one-story sunroom to the rear of their home. The proposed addition is 16 feet wide by 14 feet <br />deep. The current rear yard setback is 50 feet from the rear property line, whereas the proposed <br />addition would reduce this distance to 36 feet. Code requires a rear yard setback of no less than <br />50 feet. Mr. Bell stated that the sunroom is 12 by 16 feet. The customer will be removing the <br />existing deck themselves and the contractor will use the existing footers to build the sunroom. <br />Discussion over the dimensions of the deck, contract with customer says 12 by 16 feet and the <br />drawings show 14 by 16 feet. Mr. Allain believed they should base the request on the application <br />since it was signed by the applicant and owner. Mr. Papotto pointed out that the back of the <br />home is along the rear yard setback and anything that would be proposed would need a variance. <br />Mr. Raig did not think the neighbors would be affected, Mr. Papotto agreed. <br />Mr. Allain moved, seconded by Mr. Papotto, to grant the following variance as written for <br />17-9275; Yogesh Choksky; 23628 Delmere Drive: <br />1. A 14 ft. variance for rear yard setback; code requires 50 ft., applicant shows 36 ft., <br />Section 1135.08(a). <br />Motion passed 4-0. <br />COMMERCIAL REQUESTS <br />17-9171; Nationwide: 23615 Lorain Road <br />Representatives: Keith & Kelly Patterson, Nationwide agents, tenants <br />Proposal consists of signage. The property is zoned B-1 Local Business. <br />The following variances are requested: <br />1. An 11.98 square foot variance for total wall signage per building unit; code permits 48.42 <br />square feet, applicant shows 60.40 square feet; Section 1163.25(c). <br />2. A variance permitting 2 wall signs on a business unit; code permits 1 wall sign per business <br />unit, applicant shows 2; Section 1163.28(a). <br />Mr. Aspery said the applicant is proposing to install a new wall sign on the west elevation of <br />their existing storefront; an existing sign is currently installed on the unit's north elevation. In <br />addition to exceeding the maximum number of wall signs per business unit by one sign, the <br />proposed sign places the total building unit sign area at 11.98 square feet above what code <br />allows. Code allows 48.42 square feet of sign area based on unit width, whereas the applicant <br />shows 60.40 square feet. After a recess was called, Mr. Allain reviewed what was discussed and <br />the tenants are able to present because they are listed in Section B of the application. Ms. <br />Rambo-Ackerman stated that there were some last minute communications with the contractor <br />prior to the meeting leading to them not attending the meeting. Mr. Patterson said the previous <br />sign was damaged in a storm and was not replaced. The building fagade was replaced and the <br />sign brackets were removed in the meantime.
