., <br />BUILDING & ZONING BOARD OF APPEALS <br />CITY OF NORTH OLMSTED <br />MINUTES OF OCTOBER 1, 2018 <br />ROLL CALL <br />Chairman Raig called the meeting to order at 7:00 pm in Council Chambers and led the Pledge <br />of Allegiance. <br />Present: Mike Raig, Eric Allain, Bob Papotto, Ralph Mackey, Dan Rahtn <br />Staff: Law Director Michael Gareau, Jr., Assistant Building Commissioner Dan Russell, Planner <br />James Aspery, Administrative Assistant Nicole Rambo-Ackerman <br />REVIEW AND CORRECTION OF MINUTES <br />Mr. Allain moved, seconded by Mr. Papotto, to approve the Building and Zoning Board of <br />Appeals minutes of September 10, 2018, motion passed 5-0. <br />RESIDENTIAL APPEALS AND REQUESTS <br />18-12277; Joseph Wasen; 24056 Lebern Drive <br />Representatives: Joseph & Lisa Wasen, owners <br />Proposal consists of a new roof structure over a patio. Property is zoned C-One Family <br />Residence. <br />The following variance is requested: <br />1. A 6 ft. 6 in. variance for new roof structure located less than 15 ft. from a detached garage; <br />code requires 15 ft., applicant shows 8 ft. 6 in., Section 1135.02(B)(2)(c). <br />Mr. Aspery said the applicant is proposing to add a new roof canopy to the north of their home <br />on Lebern Drive. Code requires that a detached private garage or any structure be located not <br />less than 15 feet from a dwelling on the same lot, while the applicant shows a distance of 8 feet 6 <br />inches between the northeast corner of the proposed awning and the nearby detached garage. Ms. <br />Wasen said a large oak tree in the backyard makes it difficult for the family to enjoy the space. <br />The awning would allow them to use the yard and prevent damage to furniture. Mr. Papotto <br />asked what the roof would be made of, Ms. Wasen said it would be a wood structure with metal <br />sheathing that would go up to the edge of the roof of the home. Mr. Mackey asked if there would <br />be any walls, Ms. Wasen said it would have three open sides. <br />Mr. Allain moved, seconded by Mr. Papotto, to approve the following variance for 18- <br />12277; Joseph Wasen; 24056 Lebern Drive: <br />1.
