BUILDING & ZONING BOARD OF APPEALS <br />CITY OF NORTH OLMSTED <br />MINUTES OF APRIL 2, 2018 <br />ROLL CALL <br />Chairman Raig called the meeting to order at 7:02 pm in Council Chambers and led the Pledge <br />of Allegiance. <br />Present: Mike Raig, Eric Allain, Bob Papotto, Dan Rahm <br />Absent: Ralph Mackey <br />Staff: Law Director Michael Gareau, Jr., Assistant Building Commissioner Dan Russell, Planner <br />James Aspery, Administrative Assistant Nicole Rambo-Ackerman <br />REVIEW AND CORRECTION OF MINUTES <br />Mr. Allain moved, seconded by Mr. Papotto, to approve the Building & Zoning Board of <br />Appeals meeting minutes of March 5, 2018, motion approved 3-0, Mr. Raig abstained. <br />RESIDENTIAL APPEALS AND REQUESTS <br />18-10699; Stephen & Marv Smik; 5708 Mackenzie Road <br />Representatives: Stephen & Mary Smik, owners; Dennis Abahazi, 5715 Forest Ridge Drive; <br />Anita Capek, 5743 Forest Ridge Drive; Sehim Mustara, 5701 Forest Ridge Drive; Ed Lewis, <br />5701 Mackenzie Road <br />Proposal consists of a detached garage in the rear yard. Property is zoned B-One Family <br />Residence. The following variance is requested: <br />1. A 256 sq. ft. variance for total area of garages; code permits 750 sq. ft., applicant shows <br />2,372 sq. ft. Section 1135.02(B)(1)(a). A 1,366 sq. ft. garage total area variance was <br />previously granted. This would bring the total area variance to 1,622 sq. ft. of additional <br />garage space. <br />Note: Applicant is asking for a modification of the zoning variances granted on August 2, 2012 <br />for size of garages and total area of garages. The variance granted for building height will not <br />change. <br />Mr. Aspery stated that the applicant is requesting to add an additiona1256 square feet to their <br />previously-approved detached garage area; they were previously permitted a 32 foot wide by 40 <br />foot long structure and are currently seeking to add an additional eight feet to what was <br />previously granted to create a 32 foot wide by 48 foot wide, 1,536 square foot detached garage. <br />The applicant is also seeking to increase the property's total allowable garage area to 2,372 <br />square feet including the proposed 1,536 square foot detached garage and a previously-approved <br />836 square foot attached garage. Code permits a total combined garage area of 750 square feet. <br />The proposed structure is considered a garage due to having driveway access. <br />Mr. Smik pointed out that the location of the structure moved south 33 feet of the original plan <br />approved in 2012 and will be 15 feet from the property line.
