Mr. Rahm could see both sides of the issue but the eight feet makes the <br />decision more difficult. <br />Mr. Papotto moved, seconded by Mr. Allain, to approve the following variance for 18- <br />10699; Stephen & Mary Smik; 5708 Mackenzie Road: <br />1. A 256 sq. ft. variance for total area of garages; code permits 750 sq. ft., applicant shows <br />2,372 sq. ft. Section 1135.02(B)(1)(a). A 1,366 sq. ft. garage total area variance was <br />previously granted. This would bring the total area variance to 1,622 sq. ft. of <br />additional garage space. <br />Motion passed 3-1, Mr. Papotto voted no. . <br />COMMERCIAL APPEALS AND REQUESTS <br />18-10718; Olive Garden; 25984 Lorain Road <br />Representative: Landon White, Site Enhancement Services, 6001 Nimtz Parkway, South Bend, <br />IN <br />Proposal consists of signage. Property is zoned B-3 General Business. <br />The following variances are requested: <br />1. A 1.01 sq. ft. variance for wall sign area on a building; code permits 73.81 sq. ft., applicant <br />shows 74.82 sq. ft., Section 1163.25(B). <br />2. A 2 ft. 6 1/8 in. variance for wall sign height; code permits one wall sign at 4 ft. 6 in., <br />applicant shows proposed sign at 7 ft. 2 1/8 in. high, Section 1163.28(C). <br />Mr. Aspery stated that the applicant is proposing to install a new wall sign on the existing Olive <br />Garden building. Although previously permitted a sign height of 4 feet 6 inches, the applicant is <br />proposing to install a new wall sign 5 feet 2.5 inches in height, thereby requiring a revised height <br />variance of 8.5 inches. The revised sign package also eliminates the first variance, as the sign <br />complies with the total wall sign area permitted for the building. Regarding the ground sign, the <br />revised submittal still lacks basic information required to assess zoning compliance for the <br />proposed sign's area and height from grade. Mr. White stated that the proposed wall signs will be <br />internally illuminated and the flood lights will be removed. He pointed out that the signage <br />shown on page 4 shows that the wording of the sign is within the allowed limits, but the leaves <br />extend past those limits. Mr. Aspery stated that the Planning Department is in favor of this <br />proposal since they are proposing a smaller sign than initially submitted. Mr. Allain liked the <br />sign package. <br />Mr. Raig moved, seconded by Mr. Allain, to approve the following variance as amended for <br />18-10718; Olive Garden; 25984 Lorain Road: <br />1.
