1. An 825 sq. ft. variance for size of an accessory structure; code permits 400 sq. ft., applicant <br />shows 1,225 sq. ft., Section 1135.02(c). <br />Mr. Aspery stated that the applicant is proposing to construct a 35 foot by 35 foot shed in their <br />rear yard. Code pernuts a maximum accessory storage building size of 400 square feet and the <br />applicant's proposed shed totals 1,225 square feet, therefore requiring a variance of 825 square <br />feet. The applicant's property is recorded as 91,200 square feet; code allows 300 square feet for <br />the first acre, or 43,560 square feet, plus 50 square feet for each additional acre in lot size. Based <br />on this schedule, the applicant's total lot acreage of 2.09 allows them to construct an accessory <br />structure up to 400 square feet in area. <br />Mr. Plogger stated that he wants to store his lawn maintenance equipment, wood working tools <br />and equipment used to make rabbit cages for 4-H clubs. Mr. Aspery said the Planning <br />Department was not in favor of the request due to the large size. Mr. Papotto asked if the <br />applicant could do his hobbies and store his equipment in a smaller building, Ms. Plogger <br />believed they could go smaller. Mr. Mackey confirmed with the applicant that no commercial <br />activity would not take place in the storage building. Mr. Plogger suggested changing the size to <br />30 feet by 30 feet. Mr. Mackey said the storage structure sizes vary along Dover Center Road so <br />he does not have an issue with the variance exceeding what is pernutted. The applicants chose to <br />amend the proposal to a 30 foot by 30 foot building. Mr. Aspery stated that the Planning <br />Department does not support the proposal as amended. Mr. Allain understood the Planning <br />Department's concerns but he understood the hardship for the applicant. A lot of equipment is <br />needed to maintain the property. Mr. Papotto supported the proposal due to the agricultural <br />character of the property and because the neighbors did not oppose it. <br />Mr. Papotto moved, seconded by Mr. Allain, to grant the following variance as amended <br />for 18-10902; Ray & Dorothy Plogger; 4640 Dover Center Road: <br />1. A 500 sq. ft. variance for size of an accessory structure; code permits 400 sq. ft., <br />applicant shows 900 sq. ft., Section 1135.02(c). <br />Motion passed 3-0. <br />18-10929; Christine Emrv; 28406 Douglas Drive <br />Representative: Christine Emry, owner <br />Proposal consists of a shed in the rear yard. Property is zoned B-One Family Residence. Lot is <br />20,100 square feet. <br />The following variance is requested: <br />1. An 18 sq. ft. variances for size of an accessory structure; code pernuts 150 sq. ft., applicant <br />shows 168 sq. ft., Section 1135.02(c)(2). <br />Mr. Aspery said the applicant is proposing to construct a 12 foot by 14 foot shed in their rear <br />yard. Code permits a maximum accessory storage building size of 150 square feet and the <br />applicant's proposed shed totals 168 square feet, therefore requiring a variance of 18 square feet. <br />The applicant's property is recorded as 20,100 square feet; code allows 150 square feet for a lot <br />size up to 21,779 square feet, amounting to a difference of 1,699 square feet before the next tier <br />is reached in the schedule. Ms. Emry stated that her husband passed away and she needs a larger <br />mower to maintain the yard. She also has a generator and some other equipment that needs to be
