Mr. Aspery added that a permit would need to be pulled for the <br />fence. Mr. Russell stated that the generator cannot be placed in front of the electrical and gas <br />meters. Discussion about setbacks and dimensions as submitted. The generator should be <br />installed with the shortest side facing the street. The basement window is not a point of egress so <br />it can be covered by the generator. The applicant stated that the gas meter on the house is not <br />used since a gas well is on the property. Mr. Russell stated that the information regarding the gas <br />supply will need to be provided before permits are issued. Mr. Papotto ensured that the generator <br />would be powered by natural gas, not diesel. Property is zoned B-One Family <br />Residence. The following variances are requested: <br />1. A 1,136 sq. ft. variance for an accessory storage building; code permits 400 sq. ft., applicant <br />shows 1,536 sq. ft., Section 1135.02(c)(2). <br />2. A 4 ft. 8 in. variance for the height of the accessory structure; code permits 14 ft., applicant <br />shows 18 ft. 8 in., Section 1135.02(c)(2). <br />Mr. Aspery said the applicant is proposing to construct a new 32-foot by 48-foot storage barn in <br />their rear yard. Code permits a maximum accessory structure size of 400 square feet based on lot <br />size whereas the applicant exceeds this size by 1,136 square feet for a total size of 1,536 square <br />feet. A height variance is also requested, as the proposed structure exceeds the allowable height <br />for an accessory structure by 4 feet 8 inches. This property previously received area and height <br />variances for one attached garage and one detached garage at the August 2, 2012 meeting of the <br />Board of Zoning Appeals. This proposal is considered an accessory structure, not a garage. <br />Mr. Smik said the proposed garage from 2012 was never built. The new structure would be taller <br />than allowed to store their boat which is 12.5 feet tall when on the trailer. Lawn maintenance <br />equipment would also be stored in the building. The barn would be off of the property line and <br />would not be very visible from the street. Ms. Smik thought the proposal would improve the <br />property because the temporary storage structures will be removed. <br />Mr. Abahazi pointed out that the proposal is four times the allowed size and is higher than what <br />is allowed. He opposed the building because he did not think it was appropriate in a residential <br />setting and thought it would affect the neighboring properties.
