LANDMARKS COMMISSION
CITY OF NORTH OLMSTED
MINUTES FOR MEETING OF OCTOBER 8, 2018
ROLL CALL
Mr. Neville called the meeting to order at 7:05 pm in Council Chambers.
Present: David Neville, Elizabeth Cardarelli, Sarah Egan-Reeves, Tom Dubowski, Kevin
Kearney
Absent: Gretchen Schuler, Paul Schumann, Jim Morse
Staff: Planning Director Kim Lieber, Assistant Law Director Bryan O'Malley, Administrative
Assistant Nicole Rambo-Ackerman
Mr. Dubowski moved, seconded by Ms. Egan-Reeves, to excuse the absences of Ms.
Schuler, Mr. Schumann and Mr. Morse, motion passed 5-0.
REVIEW AND APPROVAL OF MINUTES
Ms. Egan-Reeves moved, seconded by Mr. Dubowski, to approve the Landmarks
Commission minutes of August 27, 2018, motion passed 5-0.
NEW BUSINESS
18-12216; Tim Ulewicz; 26775 Butternut Ridge Road
Representatives: Tim Ulewicz, owner
Mr. Ulewicz wants to build on top of his existing garages. His home does not have much storage
and he would like to add a work space. He wants the project to look and feel like a barn. His
home was originally the dairy barn for the Rodriguez home next door and was converted into a
home in the 1940s. Mr. Neville stated that the proposed barn is a"Monitor" style barn and with
the dormers, it is called a"Clydesdale Monitor" barn. Monitor style barns were popular in the
south because they ventilate well. Monitor style barns were not popular in the Midwest because
snow tends to accumulate on the roof because the roof pitch is not very steep. Mr. Ulewicz stated
the roof pitch would be similar to his home. Mr. Dubowski asked about the height of the
building. Ms. Lieber said the proposal should be reviewed by the Landmarks Commission before
requesting variances so input regarding appropriateness can be incorporated prior to the BZBA
making its determination. Mr. Neville believed the building would need to be very tall for it to be
conspicuous from Butternut Ridge Road so he did not have a problem with the proposal. Mr.
Dubowski did not think the proposal would be able to be seen from the road. Mr. Ulewicz said
while the height could be reduced, he did not believe taking the top portion off of the barn would
look as aesthetically pleasing.
Ms. Egan-Reeves moved, seconded by Mr. Dubowski, to approve the Certificate of
Appropriateness to combine and enlarge the existing garages for 18-12216; Tim Ulewicz;
26775 Butternut Ridge Road conditioned upon variances being granted by the Building &
Zoning Board of Appeals, motion passed 5-0.
