PLANNING & DESIGN COMMISSIOIV <br />CITY OF NORTH OLMSTED <br />MINUTES OF SEPTEMI3ER 26, 2018 <br />ROLL CALL <br />Mr. Malone called the meeting to order at 7:00 pm in Council Chambers and led the Pledge of <br />Allegiance. <br />Present: Greg Malone, Julie Nader, Dave Anderson, Paul Schumann, Darrick Matthews <br />Absent: Tom Patton, Don Rerko <br />Staff: Planning Director Kiin Lieber, Administrative Assistant Nicole Rambo-Ackerinan <br />Mr. Malone moved, seeonded by Mr. Schumann, to excuse the absences of Mr. Patton and <br />Mr. Rerko, motion approved 5-0. <br />REVIEW AND CORRECTION OF MINUTES <br />Mr. Malone moved, seconded by Ms. Nader, to approve the Planning & Design <br />Commission rninutes of August 8, 2018, motion passed 5-0. <br />NEW BUSINESS <br />18-12267; Palmieri Lot Snlat/Consolidation; 23857 Frank Street <br />Representative: Vince Palmieri, 23875 Frank Street <br />Ms. Lieber stated that the resulting parcels of this split and consolidation conform to the Zoning <br />Code in terms of lot size and width. The proposed property reconfiguration will create a non- <br />conforming side setbaclc for the accessory garage on PPN 231-24-025. A variance is not required <br />for the garage proximity to the property line. If approved, the split and consolidation would make <br />the garage a non-conforining structure on the lot. As a non-conforming structure, there will be <br />future limitations on its expansion or replacement or variances could be required. Given the <br />relatively minor nature of the non-conformity, Ms. Lieber had no objection to approval of the <br />plat. Mr. Malone confirmed with the applicant that the garage would not encroach over the <br />proposed property line. Mr. Palmieri stated that he is purchasing the land to square off his <br />property since the land will be sold soon and he does not plan to build anything on the property. <br />Mr. Malone moved, seconded by Mr. Anderson, to approve 18-12267; Palmieri Lot <br />Split/Consolidation; 23857 Frank Street, consisting of splitting off a portion of 23873 Frank <br />Street (PPN 231-24-025) and consolidating it with 23857 Frank Street (PPN 231-24-024) <br />and a landloclced parcel (PPN 231-24-045). Proposed property reconfiguration will create a <br />non-conforming setback for the accessory garage on PPN 231-24-025.
