2. Patti Parkinson; 5959 Stearns Road: (WRD 3) <br />Request for variance (1123.12). The proposal consists of no driveway. <br />The following variances are requested: <br />A variance for not installing an asphalt driveway as proposed,(code requires a hard surface <br />driveway, applicant shows gravel). <br />Which is in violation of Ord. 90-125 section (1161.11 (A)). <br />Note: Permit # 204002216 applied for asphalt driveway. <br />Ms. Parkinson the owner came forward to be sworn in and address the request. Ms. Parkinson <br />advised that she applied for both permits at once the garage and driveway but due to running out of <br />funds after building the garage she would like to be allowed a variance until May 30, 2006 to install <br />the driveway. Board members questioned if the driveway would be asphalt or concrete. Ms. <br />Parkinson advised that it would be concrete. Mr. Rymarczyk advised that the applicant would have <br />to reapply for the driveway permit when she wanted to start the work. <br />N. Sergi moved to approve Patti Parkinson of 5959 Stearns Road her request for variance <br />(1123.12), which consists of no driveway and that the following variance is granted as <br />amended: A variance for not installing a cement driveway as proposed, driveway must be in <br />no later than May 31, 2006. (code requires a hard surface driveway, applicant shows gravel). <br />Which is in violation of Ord. 90-125 section (1161.11 (A)). T. Kelly seconded the motion, <br />which was unanimously approved. <br />3. Emerald Village; 30344 Lorain Road: (WRD 3) <br />Request for variance (1123.12). The proposal consists of a new development. <br />The following variances are requested: <br />1. A 14.2 foot variance for side yard setback, (code requires 53', applicant shows 38.8'), section <br />(1138.05). <br />2. A 14.5 foot variance for a building too close to right of way, (code requires 75', applicant shows <br />60.5'), (1138.05). <br />3. A variance for multiple monument signs on a lot, (code permits 1, applicant shows 2), section <br />(1163.26 (A)). <br />4. A variance for a monument sign located within 35-foot triangle, (code does not permit, applicant <br />shows within triangle), section (1163.17 (A)). <br />5. A 25 foot variance for monument signs to close together, (code requires 200', applicant shows <br />175'), section (1163.26 (A)). <br />6. A variance for 30 units w/dwelling unit size less than required), (code requires 400 sq ft, <br />applicant shows (see note 1)), section (1138.07)). <br />Which is in violation of Ord. 90-125 sections (1138.05), (1163.26 (A)), and (1163.17 (A)). <br />Note: 1). <br />• 10 units indicated E-1 - 12 square feet less than allowed <br />• 04 units indicated D-1 - 114 square feet less than allowed <br />• 10 units indicated E-2 -59 square feet less than allowed <br />• 4 units indicated D-2 -111 square feet less than allowed <br />• 1 unit indicated E-2a - 59 square feet less than allowed <br />• 1 unit indicated E-2b - 42 square feet less than allowed <br />Note: 2). No photometric for revised site plan carried out to 0 foot candle, no cut sheet of <br />luminary, no pole base detail. Variances may be required <br />Note: 3). Variance for number of car parlcing will be required however total number of employee <br />parking not known, plan indicated 20 day shift employees plus 130 units for 150 required parking. <br />Plan shows 140 parlcing spaces including 28 landbanked spaces. Additional guest parlcing may be <br />required by Planning Commission. Plus additional parking for other shift employees. <br />2of5
