J. Crook moved to approve the proposal for North Olmsted Laser Wash with the following <br />conditions: <br />1. The rear fence is to be a tan color to match the building and not interfere with existing <br />trees. <br />2. The clearance bar is to be moved as recommended by the Planning Commission. <br />3. Additional landscaping is to be installed on the west side including a.variety of inedium <br />sized evergreens. <br />4. The end piers of the ground sign are to be widened to 16" by 16". <br />5. Banding on the building is to be removed; the bottom band is to be replaced with a <br />soldier course and the upper band is to be replaced with a soldier course header above <br />windows and doors. <br />6. The east elevation is to include a matching window and shutters. <br />7. The gable medallions on the south faVade should be reduced to 36" in diameter. <br />The motion was seconded by J. Nader, which was unanimously approved. <br />Red Lobster; 25615 Brookpark Road (WRD 4): <br />Darden Restaurants' representative Linda Nunn made a brief presentation describing the project. <br />She discussed the issues raised at the Planning Commission meeting and changes to the plans <br />that were proposed. Signage has been changed so that the letters are not on raceways and the <br />three flags on the flagpole all conform to size requirements. The applicant also added false <br />windows to add more detail to blank building walls. <br />Discussion was had regarding the stone wainscoting and the locations where Planning <br />Commission felt the stone should be extended. Board members liked the proposed entry <br />supports with the stone and wood elements as is; they did not want the stone to extend further up <br />the support. As for the gable elements with the shakes, they felt the stone should either be raised <br />to half way up the window or eliminated all together to give the gable elements more distinction <br />from the rest of the building. <br />The applicant met most, but not all of the Planning Commission's requests. It was not possible <br />to add a fence around the transformer, though the area will be screened with landscaping. <br />The applicant reviewed that two light poles would be relocated, but no additional site lighting <br />would be added. Building lighting and site lights at the flag pole would be the only additions. <br />Mr. Malone complimented the mix of landscaping, but requested that the cypress mulch be <br />replaced with any premium grade shredded mulch for environmental reasons. He said the <br />landscaping provided a good combination of evergreen, deciduous and perennial plantings. <br />Mr. Ulewicz requested that a bike rack be installed at the site. He asked if the restaurant would <br />be responsible for its own snow removal. Ms. Nunn said that it would be handled by Westfield. <br />J. Crook moved to approve the proposal for Red Lobster with the following <br />recommendations: <br />1. The side gable elements are to either have no stone or stone to a height half way up the <br />window. <br />2
