Crook called the meeting to order at 5:35 p m. <br />PRESENT: Chairman J. Crook, J. Werner, J. Nader, T. Ulewicz, <br />ALSO PRESENT: Asst. Building Commissioner Rymarczyk, Planning Secretary L. McNabb <br />ABSENT: G. Malone <br />II. REVIEW AND CORRECTION OF MINUTES: <br />Mr. Crook indicated a change to the August 17th minutes, 2°d last paragraph on the 2°d page. <br />Change more color to be a deeper earth tone color and change minor color banding to lighter <br />color banding. J. Nader seconded, which was unanimously approved. <br />III. OLD BUSINESS <br />IV. NEW BUSINESS <br />Emerald Villa%!e (Catholic Charities); 30344 I.orain Road: (V6'" 3) <br />Proposal consists of construction of a Senior Housing development. Note: Planning <br />Commission addressed the proposal on September 13, 2005. <br />Mr. Ken Hendershott, Donley's Director of Operation, and Mr. Roger Newberry, Consulting <br />Engineer were present. Mr. Hendershott said the project consists of a C-shaped building to <br />include a two story unit and a three story unit. There will be 100 suites for independent living <br />and 30 suites for assisted living. <br />The architecture will incorporate some of the same earth tone colors that are currently at St. <br />Clarence Church. The exterior elements of the structure are basically decorations of brick, vinyl <br />siding and shingles which will be asphalt. This will offer character and differences in the flow. <br />There will be areas for community development, independent studies and different activities. A <br />dining area and kitchen will provide food service to the occupants. Service deliveries as well as <br />new tenants moving in will take place in the rear. The front parking area will be primarily for <br />visitors and employees. A carport is being considered that will be positioned accordingly to <br />accommodate the sanitary easement in the back. It would be primarily used for an independent <br />living resident who has a vehicle. <br />The building sits back 80' from the right of way off Lorain Road. The property slopes down <br />considerably and the further you go back the more it slopes. <br />From the street view, the building appears to be lower than a three story building because of the <br />drop down in elevation. Landscaping issues will be addressed as the slope is incurred. <br />Mr. Crook said that this is a massive building in a location that does not have a lot of mass in it.
