He further said in order to attract <br />small restaurant-type tenants, they usually prefer up front close to the building parlcing. <br />Ms. Wenger advised from a traffic functionality standpoint, she visions some potentially <br />hazard situations with the traffic movements with the spaces along Bldg C. The applicant <br />felt the type of tenant proposed for Bldg C is not the type of tenant that would utilize an <br />outside sitting atmosphere. Ms. Wenger said that people traveling along Broolcparlc Road <br />would rather see an entrance to,the building rather than a row of parlced cars. The <br />applicaslt will be going back to the drawing board arid try to eliminate some parking <br />spaces at Bldg. C. <br />Mr. Zergott aslced the applicant which is less expensive, stamped concrete or <br />landscaping. The applicant said landscaping offers better value. Mr. Zergott had <br />indicated that Mr. Schiely is planning on using concrete planters similar to those used at <br />Croclcer Parlc. Mr. Zergott suggested cutting down some of the concrete to create a better <br />community type area between Bldg C and D. He said he can vision the importance of <br />having parlcing spaces closer to the east side of Bldg C. Ms. Wenger aslced if only <br />handicap parlcing could be in that area. <br />The Board sees a lot of stamped concrete' with riot a whole lot of much else going on. <br />Ms. Wenger said the plan offers no character. Mr. Zergott wanted to reduce the paved <br />area around Bldg. B. He suggested having pavers which would be totally opposite color <br />? of the stamped concrete. He further indicated that stamped concrete is prone to chipping. <br />Mr. Khouri spolce of the patio area at the,Promenade at Westlalce where there are three <br />tables near Bruegger's Bagels and said they are rarely filled with people. He said people <br />sometiines sit at the lcnee wall. Mr. Zergott said often times lcids use these for inline <br />slcating. He would rather see benches than walls. Mr. Crook envisions adding some <br />water fountain features. <br />After receiving the revised landscaping plans today, Mr. Zergott said there are a number <br />of plant revisions he recorrunends. He ad.v;ised the applicant to avoid the China Boy and <br />China Girl Holly plants and go with Blue Prince ?and Princess which are hardier. The <br />compact inlcberry currently has a disease problem and he would rather see boxwoods <br />planted instead. Winter Gem boxwoods are a bit hardier than the Green Velvet type. The <br />Cornelian Cherry Dogwoods near the walkways drop fruit as well as will bring hornets in <br />the fall. Mr. Khouri said they are will'ing to comply 'with what is wanted. <br />Mr. Crook questioned if pedestrians would actually walk from the east to the west side of <br />the site. He aslced if it would be adyantageous ko decrease the width to.allow for more <br />green space. Mr. Zergottsaid'a wider sidewalk may be necessary?because where there <br />are canopies, people tend to walk towards the outer;edge: <br />The applicant feels a smallgr plaza would,be more functional and user friendly, along <br />" with putting tenants in locations to allovv fo'r better circulation.
