ROLL CALL: <br />Chairman Zergott called the meeting to order at 5:34 p.m. <br />PRESENT: B. Zergott, J. Crook, J. Nader, T. Ulewicz <br />ALSO PRESENT: Planning Director Wenger, Asst. Law Director O'Malley, Asst. Building <br />Commissioner T. Rymarczyk, Secretary L. McNabb <br />ABSENT: <br />II. REVIEW AND CORRECTION OF MINUTES: <br />Mr. Crook moved to approve the Architectural Review Board minutes dated December 22, 2004 <br />with the following amended change. Delete item #1 motion from the Halleen Kia proposal. <br />J. Nader seconded the motion, T. Ulewicz yes, J. Nader, yes, B. Zergott, abstained. <br />III. SIGNS: <br />IV. OLD BUSINESS: <br />Conrad's, 4799 Great Northern Boulevard, WRD 4 <br />Proposal consists of building modifications. Architectural Board of Review addressed this <br />proposal on 10-20-04 and 11-17-04. <br />John Henry with Henry Signs and Bob Houtz with Total Image came forward to discuss the roof. <br />The Board had informed the applicant that they wanted the proposed topper closed in and have it <br />take on a more symmetrical look. The applicant provided engineering calculations to show the <br />wind loads as well as snow and rain runoff loads as requested. Mr. Henry said that in order to <br />mount it to the roof, the former engineering manager came up with a plastic design, however, <br />they had some concerns about plastic expanding and contracting. They have chosen a sturdier <br />design with a steel2 x 2 support frame that could be mounted off the ends of the buildings off <br />the walls without penetrating the roof. The strength will come from the outer support walls. <br />This location has an unusual design shaped roof. Most of the other locations have a HVAC unit <br />that is about 8-10' back. They are trying to keep the snow on the existing roof and bring the <br />design back in from the outer edge so that the water will drain back onto the existing roof. They <br />want to maintain the pyramid icon shaped design that other Conrad locations currently have. <br />Chairman Zergott asked if the mechanical HVAC unit could be painted. The applicant stated it <br />could be painted to match and blend in with the proposed roofing material. Mr. Zergott indicated <br />that it would be visible from the Westbury apartments, as well as the planned project to the east. <br />Mr. Crook asked about the 2 x 2 steel frames to the building structure wall. Currently right now <br />they only have one west wall that they are attaching to and wondered if the other three sides are
