The location of the proposed single family development is on the east <br />side of Woodside Drive. Zoning is C, Residence, Single for the proposed single family <br />development and the rear of the parcel located at 24002 Lorain Road. Zoning for the <br />southern 500 feet of the parcel at 24002 Lorain Road is Retail Business, General. A <br />Declaration of Protective Covenants was recorded in 1998 with the restriction that the <br />residentially zoned portion of the parcel at 24002 Lorain Road shall 1) remain residential, <br />2) not be subject to change by variance or change of zoning, and 3) remain in a"green" <br />state and no buildings or other improvements shall be constructed upon it except as a <br />grassy or landscaped area. Two parcels will be created, and another portion of the <br />lot will be split off and consolidated with Permanent Parcel Numbers 237-19-022 and -038. <br />The two parcels created (B and C) will be 0.78 acre and 0.79 acre. The parcel split off (A) <br />and consolidated with the adjacent parcel will be 1.416 acres. The location is on the north <br />side of Masticlc Road and approximately 1000 feet east of Columbia Road. Zoning is A, <br />Residence, Single. The existing Permanent Parcel Numbers 237-19-023 and -034 conform <br />to the area, width and depth requirements of the Zoning Code. The existing Permanent <br />Parcel Numbers 237-19-022 and -038 conform to the area and depth requirements of the <br />Zoning Code but do not conform to the width requirement of the Zoning Code. The <br />required width is 80 feet and the existing width is 62.22 feet. The proposed parcels B and <br />C will conform to area, width and depth requirements of the Zoning Code. The proposed <br />Parcel A will still not conform to the width requirements of the Zoning Code.
