Note: Architectural Review Board approved this proposal on <br />1/19/05. Planning Commission referred this proposal to Landmarks 1-25-05 and tabled <br />proposal on 3/8/05. The Board of Zoning Appeals board table variances on 2/3/05 and <br />addressed amended variances on 3/3/05. <br />Lot Snlit & Consolidation Plat for Permanent Parcel No. 234-23-010 and 234-23-013 <br />Stearns 12oad (WRD 3): <br />The proposal is to split Permanent Parcel Number 234-23-013 (3.0912 acres) into two <br />parcels. The split parcel fronting Stearns Road will be 0.4299 acre, and the remainder <br />parcel will be 2.6613 acres. The remainder parcel will be consolidated with Permanent <br />Parcel Number 234-23-010. The consolidated parcel will be 5.6468 acres. The location <br />is on the east side of Stearns Road and approximately 500 feet south of Interstate 480. <br />Zoning is B, Residence, Single. <br />The existing Permanent Parcel No. 234-23-013 does not conform to the frontage <br />requirement of the Zoning Code. The required frontage is 70 feet, and the actual frontage <br />is 69.36 feet. The existing parcel conforms to the area and depth requirements of the <br />Zoning Code. <br />The proposed split parcel fronting Stearns Road will not conform to the frontage <br />requirements of the Zoning Code.
