preserve the exasting buffer area. The board felt the Linda Drive mound as proposed was
acceptable and in fact preferabie to the original proposal. The Board requested the mound
have additional landscaping and those trees of value be preserved. The Board advised the
applicants to put the monetary value of the former retaining wall into additional
landscaping, especially on the homeowner side of the fences. However, no additional
plantings have been proposed beyond that which was included at both the joint meeting and
recent Architectural Review Board meeting.
Assistant Building Commissioner Rymarczyk reviewed that new light plans were delivered
prior to the start of the meeting which brought the lighting into code as requested.
Mr. O'Malley agreed with the Planning Director and reminded the commission to address
the amended proposal using the same standards they would for any other proposal. He
complemented everyone present for their efforts ira reviewing the plans and expediting the
requested changes in a tirnely manner.
Applicants Presentation:
Mr. Khouri believed that most of the changes requested by the Architectural Review Board
were implemented in the current plans and Mr. Schiely would be meeting with Mr. Zergott
from the Architectural Review Board to choose a.dditional plantings and trees. Their intent
is to clean up the area as requested and add additional green space to the area. He
suggested they would be happy to a11ow the residents the use of the area behind the mounds
as long as it is well ynaintained. Ms. Wenger advised that a gate was shown on the vvest
side of the current plans not connected to anything (floating an the plan) and should be
moved with the mound and reattached to ensure safety to the Linda Drive residents. Mr.
Khouri stated the fence and gate would be properly moved with the mound.
Mr. Yager asked the applicant to clarify page L 2.1 of their plans regarding what looked to
be a country club style wa11 entrance. T'he walkways look nice and seem to be angled
concrete with a row of plantings but no mounding or walls are shown and he would like a11
plans to be very detailed as applicants are seeking fmal approval. Mr. Schiely stated that
sheet L 1.1 notes there are to be undulating 14" to 18" mounds along Brookpark Road. He
stated that the engineering drawings would show the motuids and breaks. Mr. Yager feels
the applicants did a good job with the changes that were requested i.e. moving building C,
eliminating parking at C& D to look like a lifestyle center and overall the appearance is
pedestrian friendly. He asked the applicant to state for the record if in fact a11 buildings
would be brick. Mr. Khoiari stated he believed they would be using CIv1U brick on each of
the buildings.
Ms. Wenger inquired if the plaza area on the east side of building B would be reduced for
additional landscaping. Mr. Schiely sta.ted, he briefly met with Mr. Zergott at the site to
review existing plantings and discuss additional plants which should be used for the area.
He's scheduled to meet Mr. Zergott again to go into final details for the working plans.
The east side of building B area is broken out with plantings within tJhe pavements
themselves. An altered site plan was handed out. N1r. Koeth indicated that the plan
showed plantings along either side of building B. Mr. Khouri indicated that additional
sidewalk would be removed to accommodate additional greenery. Mr. Yager inquired if
landscaping boulders called out on the plans would be used at the entrance to the site to
uniform the look. Mr. Schiely indicated that they would try to incorporate the use of
landscape boulders at the entrance as requested. They would also be using boulders at the
base of trees to help protect them. Ms. Wenger did not believe the current plans showed
the additionallandscaping that was asked for over the last two meetings, for the reaz mound
4
