Koeth moved to recommend a 5.04 foot candle for illumination level. W. Spalding <br />seconded. Hoff-Smith-no, Bohlmann-no, Lasko-no with comment that without any significant <br />adverse impact the applicant could readily meet this requirement, Hreha-no, Spalding-no, Koeth- <br />no. Motion failed. <br />R. Koeth moved to recommend minimum distance variance from residential property. W. <br />Spalding seconded. Hoff-Smith-no, Bohlmann-no, Lasko-no with earlier comment that without <br />any significant adverse impact the applicant with an adjustment to the mounting height, this <br />particular variance would not be necessary, Hreha-no, Spalding-no, Koeth-no. <br />Motion failed. <br />R. Koeth moved to recommend light trespassing variance on other property. W. Spalding <br />seconded. Hoff-Smith-no, Bohlmann-no, Lasko-no, Hreha-no, Spalding-no, Koeth-no. Motion <br />failed. <br />R. Koeth moved to table C& C Realty, 27932 Lorain Road and refer them to the Board of <br />Zoning Appeals with the recommendations given. If the applicant returns, provide a landscape <br />plan showing sidewalks along Dewey Road, a development plan and a photometric plan. Also, <br />increase buffering on Dewey Road and Lorain Roads. The Commission recommends <br />eliminating access on Dewey Road and extending the landscaping to the northern lot line. <br />W. Spalding seconded the motion, which was unanimously approved. <br />V. NEW BUSINESS: <br />Ganlev Lot Split and Consolidation for 25600 Lorain Road (Ganlev Real Estate Co.) <br />The proposal is to 1) split Permanent Parcel Number 232-34-011 (approximately 1.7334 <br />acres) into two parcels, and 2) consolidate 1.1296 acres of Permanent Parcel Number <br />232-34-011 with Permanent Parcels Numbers 232-34-012, 232-34-013, 232-34-014 and <br />232-34-015. The consolidated parcel will be 7.1591 acres. The location is on the north side <br />of Lorain Road approximately 160 feet east of Ranchview Avenue. Zoning for the <br />portions of Permanent Parcel Numbers 232-34-011 through 232-34-015 within 500 feet of <br />the centerline of Lorain Road (south portion) is Retail Business, General. Zoning for the <br />remaining portions (north portions) of these parcels is B, Residence, Single. <br />The existing Ganley Real Estate Company and Rozakis Family, LLC parcels conform to the area <br />requirements of the Zoning Code. The existing Ganley Real Estate Company parcels 232-34- <br />012, 232-34-013, 232-34-014 and 232-34-015 do not conform to the lot width requirement of the
