ROLL CALL: <br />Chairman Koeth called the meeting to order at 7:30 p.m. <br />PRESENT: Chairman R. Koeth, Commissioner S. Hoff-Smith, G. Conaway, R. Bohlmann and <br />J. Lasko, W. Spalding <br />ALSO PRESENT: Assistant Law Director B. O'Malley, Planning Director K. Wenger, City Engineer <br />G. Durbin, Planning.Secretary L. McNabb , <br />ABSENT: M. Yager <br />REVIEW AND CORRECTION OF MINUTES: <br />R. Koeth moved to approve the Planning Commission minutes dated July 12, 2005 as written. R. <br />Bohlmann seconded the motion. <br />R. Koeth indicated that that we will change the order of the agenda and the Communications will be <br />discussed at the end of new business. <br />III. OLD BUSINESS: <br />Dairv Queen lZestaurant; 24579 Lorain Road: (WRD 4): <br />Proposal consists of exterior modifications to the existing building including landscaping. <br />This Planning Commission tabled this proposal on July 12, 2005 pending recommendations from the <br />Architectural Review Board. The ARB addressed this proposal on July 20, 2005 <br />Ms. Wenger reported that this is the applicant's second appearance before the Planning Commission. <br />The applicant appeared before the ARB on July 20, 2005. The ARB made a number of <br />recommendations, including: <br />• Site. Modify the handicapped ramp and striping so that the ramp is built into the revised curbing <br />and the striping lines up with the handicapped parking space rather than stop bar. Extend the curb <br />and landscaped area to the south of the existing curb at the Lorain Road entrance to better direct <br />traffic. Add area for bike racks in the northwest corner of the new building. Wrought iron fencing <br />should be a black color in lieu of the anodized aluminum. <br />• Landscape. Add to the landscaping plan more evergreens and year-round type plantings. Have the <br />owner investigate keeping the existing tree on the east side at the store front. If it needs to be <br />removed, have it replaced with another canopy type tree. <br />• Building. Add depth to the top of the EIFS fagade on east, south and west sides of the building. <br />• Signs. For the sign on the east fagade, omit the Grill and Chill portion and the DQ logo sign be <br />centered vertically. North side signage is appropriately scaled as submitted to the ARB.
