CITY OF NORTH OLMSTED <br />PLANNING COMMISSION MEETING <br />COUNCIL CHAMBERS <br />TUESDAY, AUGUST 23, 2005 <br />MINUTES <br />1. CAUCUS: <br />None called. <br />II. ROLL CALL: <br />Chairman Koeth called the meeting to order at 7:34 p.m. <br />PRESENT: Chairman R. Koeth, Commissioners S. Hoff-Smith, G. Conaway, R. Bohlmann, J. Lasko, <br />W. Spalding, M. Yager <br />ALSO PRESENT: Assistant Law Director B. O'Malley, Planning Director K. Wenger, City Engineer <br />G. Durbin, Asst. Building Commissioner Rymarczyk, Planning Secretary L. McNabb <br />REVIEW AND CORRECTION OF MINUTES: <br />Chairman Koeth informed the Commission that the minutes of August 9, 2005 will be submitted for <br />review at the September 13, 2005 meeting. Chairman Koeth said the order of the agenda will be <br />changed and Communications will be discussed after New Business. <br />III. OLD BUSINESS: <br />Suburban Collision Center; 26618 Brookpark Road Ext. (WRD 1) <br />Proposal consists of a conditional use permit for the proposed automotive paint booths, section <br />(1139.01 (D)). . <br />Mr. Spalding indicated he will be abstaining from this matter because he works with Mr. Kolick who <br />is representing Suburban Collision Center. <br />Ms. Wenger reported that this was the applicant's second appearance before the Planning <br />Commission. The proposal was previously approved by the Planning Commission and forwarded to <br />the BZA for consideration. The BZA granted the required special permit to add to a non-conforming <br />building. However, the City failed to meet PC notice provisions for this application which requires a <br />15 day notice period for the conditional use permit. It returned to the Planning Commission based on <br />this procedural issue. <br />This proposal involves an addition to the existing Suburban Auto structure on Brookpark extension. <br />The small addition will be located in the rear and will not involve the need for additional parking or <br />extend the developed portion of the site any farther to the north. The addition will match the existing <br />building in color and materials. <br />Within the General Retail Business zoning classification, vehicle repair establishments are permitted <br />as a conditional use, subj ect to the requirements of Chapter 1118. <br />This proposal was forwarded to the Fire Department for input. Assistant Chief Ed Robertson issued a <br />memo dated August 19th with his comments. In general, the Assistant Chief indicated that the <br />proposal would cause no further potential negative impact on safety access. He said it is currently too <br />tight of a site to allow for emergency vehicle access, and that trucks would provide service from <br />adjacent properties. This proposal would not change with the addition. No further safety issues were <br />seen that need to be addressed until the detailed construction drawings are submitted for review.
