CITY OF NORTH OLMSTED <br />PLANPTING COMMISSION MEETING <br />COUNCIL CHAMBERS <br />TUESDAY, SEPTEMBER 13, 2005 <br />MINUTES <br />NOTE: Due to technical problems with the recording system during the meeting, these minutes are <br />suininarized from the Clerk's notes. <br />1. CAUCUS: 7:00 pm. <br />Set Master Plan Priorities for Planning Commission: <br />Planning Commission members reviewed short term implementation strategies of the Plan and <br />offered input as to future priorities and recommended action steps. <br />II: ROLL CALL: <br />Chairman Koeth called the meeting to order at 7:35 pm. <br />PRESENT: Chairman R. Koeth, Board members; M. Yager, S. Hoff-Smith, W. Spalding, G. <br />Conaway, J. Lasko, and R. Bohlmann. <br />ALSO PRESENT: Planning Director K. Wenger, Assistant Law Director B. O'Malley, Assistant <br />Building Commissioner T. Rymarczyk and Clerk of Commissions D. Rote. <br />III. REVIEW AND CORRECTION OF MINUTES: <br />R. Koeth moved to approve the August 9, 2005 Planning Commission minutes as written. <br />S. Hoff-Smith seconded the motion which was unanimously approved. <br />R. Koeth moved to approve the August 23, 2005 Planning Commission minutes as written. <br />R. Bohlmann seconded the motion which was unanimously approved. <br />Chairman Koeth advised that communications would be addressed after committee reports. <br />VI. OLD BUSINESS: <br />1. C& C Realtv (Halleen Chevrolet); 27932 Lorain Road, (WRD 1): <br />Proposal consists of demolishing current service garage for vehicle storage at Dewy and Lorain <br />as well as to the rear of the existing Chevy dealership. <br />Planning Commission tabled the proposal on 5/24/05. Proposal went before the Board of Zoning <br />Appeals on 6/2/05, 7/7/05 and on 8/4/05. <br />Ms. Wenger reviewed that the Planning Commission referred the applicant to the Board of <br />Zoning Appeals for consideration of variances. The BZA addressed the proposal on several <br />occasions, considering variance requests and rehearing denied variances. Ultimately, the BZA <br />granted a number of variances, including a variance for setback from Lorain Road, a variance for <br />display of inerchandise in the front setback, and a variance for lighting too close to a residential <br />property line. The BZA also denied several variances, including a use variance for the <br />residentially zoned portion of the parcel, a variance for setback from the north property line, and <br />a variance for landscape irrigation. BZA granted a variance for setback on Dewey Road so long <br />as no access to the site was provided along Dewey Road. <br />Despite the recommendations of Planning Commission and denials of variances that significantly <br />impacted the site plan, the applicants indicated they wished to make no further changes to their <br />plans.
