CITY OF NORTH OLMSTED <br />PLANNING COMMISSION MEETING <br />COUNCgL CHAMBERS <br />TUESDAY, DECEMBER 13, 2005 <br />MINUTES <br />I. CAUCUS: <br />Chairman Koeth called the meeting to order at 7:35 pm. <br />II. ROLL CALL: <br />PRESENT: Chairman R. Koeth, Commissioners J. Lasko, R. Bohlmann, M. Yager, G. <br />Conaway, and S. Hoff-Smith. <br />ALSO PRESENT: Planning Director K. Wenger, Assistant City Engineer C. Becker, Assistant <br />Building Commissioner T. Rymarczyk and Clerk of Commissions D. Rote. <br />ABSENT: Commissioner W. Spalding <br />Mayor O'Grady was present at the final meeting of the Planning Commission. Effective January <br />1, 2006 there would be a new Planning & Design Commission in place which would be a <br />combination of both the Architectural Review Board and the Planning Commission. Although <br />he sent letters of thanks to the members who served on both the ARB and the Planning <br />Commission he was present to personally thank the commissioners for the contribution they have <br />made to the community and let them know that the time they served was very much appreciated. <br />III. REVIEW AND CORRECTION'OF MINUTES: <br />R. Koeth moved to approve the Planning Commission minutes of November 9, 2005 as <br />written. G. Conaway seconded the motion, which was unanimously approved. <br />R. Koeth moved to approve the Planning Commission minutes of November 22, 2005 as <br />written. R. Bohlmann seconded the motion, which was unanimously approved. <br />IV. COMMUNICATIONS: <br />Chairman Koeth changed the order of the docket to expedite the review process. <br />V. OLD BUSINESS: <br />1. Lot Split and Consolidation Plat for 24136 - 24200 Mastick Road: (WRD 4) <br />The proposal is to split Permanent Parcel Number 237-19-023 and -034 (currently one parcel <br />approximately 1.40 acres). Two parcels will be created, and another portion of the lot will be <br />split off and consolidated with Permanent Parcel Numbers 237-19-022 and -038. The two <br />parcels created (B and C) will be 0.78 acre and 0.79 acre. The parcel split off (A) and <br />consolidated with the adjacent parcel will be 1.416 acres. The location is on the north side of <br />Mastick Road and approximately 1000 feet east of Columbia Road. Zoning is A, Residence, <br />Single. The existing Permanent Parcel Numbers 237-19-023 and -034 conform to the area, <br />width and depth requirements of the Zoning Code. The existing Permanent Parcel Numbers 237- <br />19-022 and -038 conform to the area and depth requirements of the Zoning Code but do not <br />conform to the width requirement of the Zoning Code. The required width is 80 feet and the <br />existing width is 62.22 feet. The proposed parcels B and C will conform to area, width and <br />depth requirements of the Zoning Code. The proposed Parcel A will still not conform to the <br />width requirements of the Zoning Code. The proposed width is 74.22 feet. Note: Planning <br />Commission tabled request on 11/22/05.
