ROLL CALL: <br />The meeting was called to order at 7:40 pm <br />PRESENT: J. Lasko, R. Bohlmann, J. Cotner, G. Malone, M. Mahoney, and M. Meredith. <br />ALSO PRESENT: Planning Director K. Wenger, Assistant Law Director B. O'Malley, Assistant <br />Building Commissioner T. Ryrnarczyk, City Engineer Dan Collins and Clerk of Commissions D. <br />Rote. <br />ABSENT: M. Yager <br />III. REVIEW AND CORRECTION OF MINUTES: <br />J. Lasko moved to approve the Planning & Design Commission minutes of October 11, 2006 as <br />written. M. Mahoney seconded the motion, roll call on the motion J. Lasko, R. Bohlmann, J. <br />Cotner, M. Mahoney, M. Meredith - yes and G. Malone - abstained. Motion passed. <br />IV. OLD BUSINESS: <br />V. NEW BUSINESS: <br />1. McCormick Place; 23250 Lorain Road: (WRD #2) <br />Proposal consists of color scheme upgrades and site improvements. <br />Ms. Wenger reported the proposal was to reface the existing McCormick Place plaza, which <br />included Levin and Sears. Levin has expanded into the former video store on the west end of the <br />plaza and includes a mattress center. The applicant proposes to change the color scheme of the <br />plaza from the existing colors to a warmer color palette. At the City's recommendation, they <br />propose to use a masonry stain, rather than paint. The ground sign will also be painted to match <br />the new color palette. <br />The landscape plan which has been provided shows what was originally approved however there <br />are notations which show plantings missing. She advised the applicant that the missing plants are <br />required to be replaced regardless if the plaza is updated or not. <br />Mr. Rymarczyk reported that there would be three variances required for the proposed sign. <br />Variances are required for: 3 wall signs, total square footage on a building and the square footage <br />of signage on a single unit. The variances are required due to the size of the existing signage. <br />Mr. Gross, the architect, presented letters from the CBG Property Management owner and the <br />Carnegie owners giving him the authority to represent them. Since Levin is expanding the owners <br />decided to update the plaza. The intent is to bring the plaza look to a higher standard. There will <br />be no lighting or parking lot improvements other than making sure all the plants from the <br />originally approved landscape plans are in fact planted. Due to the time of year once the city gives <br />final approval they will bid out the landscaping plan but the instillation will not take place until <br />spring of 2007. Detailed photos of the existing site were reviewed to give the commission an idea <br />of how the plaza looks. The building will be power cleaned prior to being stained in the spring. <br />The softer tan will be used along the upper section of the plaza, midway the color will be balanced <br />beige and the lower section of the plaza will be stained virtual taupe. The accents along the top <br />and throughout the plaza will be a combination of the virtual taupe and cordovan which is a
