CITY OF NORTH OLMSTED <br />PLANNING & DESIGN COMMISSION MEETING <br />COUNCIL CHAMBERS <br />WEDNESDAY, AUGUST 9, 2006 <br />MINUTES <br />1. CAUCUS: <br />7:15 PM <br />II. ROLL CALL: <br />The meeting was called to order at 7:30 p.m. <br />PRESENT: J. Lasko, R. Bohlmann, J. Cotner, M. Yager, M. Meredith, and G. Malone <br />ALSO PRESENT: Planning Director K. Wenger, Assistant Law Director B. O'Malley, and <br />Secretary S. English <br />ABSENT: Member M. Mahoney <br />III. REVIEW AND CORRECTION OF MINUTES: <br />Mr. Lasko moved to approve the July 12, 2006 Planning & Design Commission minutes as <br />written. Mr. Yager seconded the motion, which was unanimously approved. <br />IV. OLD BUSINESS: <br />V. NEW BUSINESS: <br />1. Consolidation Plat for Fifth Third Bank, 28856/28890 Lorain Road (WRD #3) <br />The proposal is to consolidate Permanent Parcel Numbers 233-26-004 and 233-26-005 into <br />one parcel. The consolidated parcel will be 1.3232 acres. The location is on the north side <br />of Lorain Road approximately 600 feet east of Stearns Road. Zoning is Retail Business, <br />General from the centerline of Lorain Road to 500 feet north of the centerline of Lorain <br />Road. The existing parcels do not conform to the width and area requirements of the <br />Zoning Code. The required width is 150 feet, and the actual widths are 95 feet and 75 feet. <br />The required area is 40,000 square feet, and the actual areas are 34,500 square feet and <br />23,370 square feet. The proposed parcel will confortn to the width and area requirements <br />of the Zoning Code. The proposed width is 170 feet, and the proposed area is 57,638 <br />square feet. <br />Ms. Wenger said that the consolidation was a condition of approval by the Commission <br />and City Council. She sutnmarized the engineering report. Currently the two properties <br />do not conform to the City's width and area requirements for a commercial lot. The <br />combination of the two parcels will make it meet the code. Mr. O'Malley concurred with <br />Ms. Wenger. There were no further questions or comments. <br />Mr. Lasko moved to approve the proposal to consolidate parcels 233-26-004 and 233- <br />26-005. The motion was seconded by Mr. Yager, which was unanimously approved. <br />2. Familv ChrisHan; 26127 Lorain Road: (WRD # 4) <br />Proposal consists of building design element changes. <br />Note: BZA addressed sign variances on 06-01-06 and tabled request.
