ROLL CALL: <br />The meeting was called to order at 7:30 p.m. <br />PRESENT: J. Lasko, Jr., R. Bohlmann, J. Cotner, M. Yager, M. Meredith, and G. Malone. <br />ALSO PRESENT: Planning Director K. Wenger, Assistant Law Director B. O'Malley, Building <br />Commissioner D. Conway, Engineering Consultant M. Raig and Clerk of Commissions D. Rote. <br />ABSENT: M. Mahoney <br />III. REVIEW AND CORRECTION OF MINUTES: <br />J. Lasko moved to approve the May 24, 2006 and June 14, 2006 Planning & Design Commission <br />minutes as written. M. Yager seconded the motion, which was unanimously approved. <br />IV. OLD BUSINESSe <br />V. NEW BLTSINESS: <br />1. Nissan of North Olmsted; 28500 Lorafn Road: (WRD # 1) <br />Proposal consists of farade renovations & signage. Note: Variances are required. <br />Ms. Wenger reported that the proposal involved refacing the existing entry area, to include <br />metallic louvers on the existing canopy. <br />The following were recommendations made at the applicant's pre-submission conference: <br />• Any/all renovations to blend with existing building in color and material. <br />• Address entire south fagade in renovation (i.e., cover south face service area with matching <br />louvers and/or stain the brick to blend with the new design) <br />• Eliminate unnecessary wall signs <br />• Consider painting light poles white or silver <br />Rather than add louvers to the south face or stain the brick, applicants propose painting the <br />building silver. At the pre-submission conference, the ground sign was 12 feet high and within <br />the square footage limitation. However the current plans show the ground sign at almost 19 feet <br />high, which exceeds Zoning Code requirements. <br />Mr. Conway reported that the Building Department's issues were related to signage. The <br />monument sign exceeds code by 6 feet 10 inches and the plans show two additional wall signs. <br />However the total number and size of signs on the site have been reduced. The support section <br />of the monument sign has two red columns which will be illuminated and city codes do not <br />addressed the issue so the commission needs to address the issue as decorative lighting. <br />Referencing the engineer's letter pertaining to an existing easement, there shouldn't be any <br />difficulty placing the monument sign to code they will just need to be aware of the depth when <br />placing footers for the monument sign. <br />Mr. Raig reported that there is an existing 10-inch sanitary sewer line just north of the Lorain <br />Road right of way line which is about 10 feet deep therefore there is an easement whether or not <br />it is recorded. It is recommended that the foundation for the proposed ground sign be located at <br />least 10 feet from the right of way line in order to avoid conflicts with the sanitary sewer. The
