FI
CITY OF NORTH OLMSTED
PLANNING & DESIGN COMMISSION MEETING
COUNCIL CHAMBERS
WEDNESDAY, JULY 12, 2006
MINUTES
1. CAUCUS:
7:15 PM
II. ROLL CALL:
The meeting was called to order at 7:30 p.m.
PRESENT: J. Lasko, Jr., R. Bohlmann, J. Cotner, M. Yager, M. Meredith, and G. Malone.
ALSO PRESENT: Planning Director K. Wenger, Assistant Law Director B. O'Malley, Building
Commissioner D. Conway, Engineering Consultant M. Raig and Clerk of Commissions D. Rote.
ABSENT: M. Mahoney
III. REVIEW AND CORRECTION OF MINUTES:
J. Lasko moved to approve the May 24, 2006 and June 14, 2006 Planning & Design Commission
minutes as written. M. Yager seconded the motion, which was unanimously approved.
IV. OLD BUSINESSe
V. NEW BLTSINESS:
1. Nissan of North Olmsted; 28500 Lorafn Road: (WRD # 1)
Proposal consists of farade renovations & signage. Note: Variances are required.
Ms. Wenger reported that the proposal involved refacing the existing entry area, to include
metallic louvers on the existing canopy.
The following were recommendations made at the applicant's pre-submission conference:
• Any/all renovations to blend with existing building in color and material.
• Address entire south fagade in renovation (i.e., cover south face service area with matching
louvers and/or stain the brick to blend with the new design)
• Eliminate unnecessary wall signs
• Consider painting light poles white or silver
Rather than add louvers to the south face or stain the brick, applicants propose painting the
building silver. At the pre-submission conference, the ground sign was 12 feet high and within
the square footage limitation. However the current plans show the ground sign at almost 19 feet
high, which exceeds Zoning Code requirements.
Mr. Conway reported that the Building Department's issues were related to signage. The
monument sign exceeds code by 6 feet 10 inches and the plans show two additional wall signs.
However the total number and size of signs on the site have been reduced. The support section
of the monument sign has two red columns which will be illuminated and city codes do not
addressed the issue so the commission needs to address the issue as decorative lighting.
Referencing the engineer's letter pertaining to an existing easement, there shouldn't be any
difficulty placing the monument sign to code they will just need to be aware of the depth when
placing footers for the monument sign.
Mr. Raig reported that there is an existing 10-inch sanitary sewer line just north of the Lorain
Road right of way line which is about 10 feet deep therefore there is an easement whether or not
it is recorded. It is recommended that the foundation for the proposed ground sign be located at
least 10 feet from the right of way line in order to avoid conflicts with the sanitary sewer. The
