c ?
uses in the ordinance would automatically be allowed in the distnct. He is concerned that some
of the conditional uses listed would not fit into the Barton/Bradley area.
Mr. O'Malley advised the Commission that they only had 30 days to submit a recommendation
to Council. A brief discussion ensued pertaining to multi family requirements and whether or
not multi family should be added into the ordinance as suggested by Mr. Yager. The
Commission was concerned that the ballot requirement for multi family may affect the entire
ordinance. Therefore they recommended that multi family use not be added to the ordinance.
Mr. Lasko said that the Commission's recommendation to not include multi family use into the
proposed Residential Office District, which may have advantages as discussed, is due to the
overriding problems created administratively and in practical implementation of the District
which outweighs the benefits. The modification that the commission would like to recommend
to Council is that 1142.07(b)(2) be modified to remove the ratio requireinents for mounds.
J. Lasko moved to recommend that Council adopt Ordinance 2006-135, creating a new
zoning distrfct, Chapter 1142 Residential Office Distriet, vvithin the City of North Olmsted.
R. Bohlmann seconded the motion whach was unanimously approved.
Mr. Lasko requested an update on the status of the North Olmsted Towne Center project. Ms.
Wenger reviewed that the landscaping which has been installed has not met the landscape plans
which were approved. The developer was invited to conform to the approved plans or to submit
plans for a minor change approval which they did. The minor change was denied; therefore the
developer's options are to develop the site as approved or to return before the Planning & Design
Commission with amended plans. She advised that at this point the developer has not indicated
what they would like to do. The developer has also been working on minor change plans for
building elevations and site plans which will be submitted the following day to the Building
Department to be distributed as a minor change. Mr. Lasko asked when the developer would be
breaking ground for the remaining three buildings. IVis. Wenger advised as soon as the amended
pYans were approved and permits issued.
VII. ADJOUItNM[ENT:
J. Lasko moved to excuse the absence of Mr. 1VIahoney. G. 1Vlalone seconded the motfon
which was unanfmously approved.
With no further business pending Mr. Lasko adjourned the meeting at 9:10 p.m.

Jo J.
