A variance for 1 additional wall sing on a unit, )code permits 1, applicant shows 2), section <br />(1163.27 (a)). <br />Which is in violation of Ord. 90-125 sections; (1163.24 (B)), (1163.24 (c)) and (1163.27 (a)). N. <br />Sergi seconded the motion, roll call on the motion; J. Maloney, M. Diver, T. Kelly, N. Seri: yes, <br />and J. Burke no. Variances Granted <br />2. Third Federal; 26508 Lorain Road:(WRD # 1) <br />Request for variance (1123.12). The proposal consists of a new sign. <br />The following variances are requested: <br />1. A 214.5 square foot variance for total signage on a lot (see Note #2), (code permits 491.7 sq ft, <br />applicant shows 706.15 sq ft), section (1163.24 (a)). <br />2. A 219 square foot variance for total signage on a building; (see note # 1), (code permits 285 sq ft, <br />applicant show 504 sq ft, section (1163.24 (b)). <br />3. Mr. Kalina <br />asked that Third Federal Bank be allowed a sign in the plaza. They will be occupying the third and <br />final unit in the plaza. The strip center has a large tenant who used most of the square footage <br />allowed for the plaza. The letters for savings and loan are 10 inches high and run out 7%z feet with <br />an additional 15 feet of blank space as both sets of letters are boxed in for square footage. The <br />location is a temporary location for the bank and once the new bank is built they will move back to <br />the existing site. Mrs. Sergi asked that the 6 sq ft variance be removed so that the sign is within <br />code for the unit. Mr. Kalina said he would eliminate the 6 sq ft variance requested. He then <br />showed the board members an alternate sign but failed to submit the document for the record. Mr. <br />Burke voiced his frustration that owners are allowing major tenants to use all the square footage <br />allowed for a lot or buildings, thereby requiring all remaining tenants seek variances for any signage. <br />Owner's not properly assigning square footage to each tenant is not a hardship and it should not be <br />reinforced through variance granting. <br />Mr. O'Malley reviewed that under section 1163.24 sub section A regulates maximum sign face area <br />per lot, section B maximum sign face area per building and C maximum sign face area per building <br />unit. Section A encompasses all square footage allowed for the. lot which includes all wall and <br />monument signs. . Section B allows 1 square foot per foot of building frontage. Section C covers <br />multiple tenants and states each building unit shall be allowed 1 square foot per foot of building unit <br />frontage. Therefore if the 6 square foot variance is eliminated the unit/tenant is within their <br />allowable square footage. He is not sure why variance numbers 1& 2 are required as the tenant is a <br />separate entity and is within what they are allowed as a unit. Mr. Rymarczyk advised that the write- <br />up was accurate as the proposed sign affected the square footage of the lot as well as the building in <br />accordance to the Building Commissioners interpolation of the zoning code. <br />7
