no. Variance Granted. Mrs. Sergi voiced that she felt the large shed would be obtrusive to <br />abutting neighbors as it would be fully visible from the street. <br />3. John Muruhv Jr.; 6250 Stearns Road: (WR.D #3) <br />Request for variance (1123.12). The proposal consists of a new garage. <br />The following variance is requested: <br />1. A 370 square foot variance for a garage (detached) larger than code allows, (code permits 750 sq <br />ft, applicant shows 1120 sq ft). Which is in violation of Ord. 90-125 section; (1135.02 (C)). <br />Note: Existing attached garage space (420 sq ft) will be converted to living space by December <br />2007. This date may be negotiable depending appraval and completion of newly proposed garage. <br />Mr. Murphy came forward to be swarn in and address the request. Mr. Murphy reviewed that his <br />intention was to use an existing pad from a previous barn and he would add an 8' x 16' slab to <br />square off the foundation. The new garage would then be 40' x 28' and 14' 8" tall. Mrs. Diver <br />questioned if the garage wauld be used as a business and what the size of the lot was. Mr. Murphy <br />stated fliat the garage would not be used as a business and his Iot is .8 acres. The size of the <br />proposed garage is to accommodate his truck which is 20 feet Iong and store his boat. Mrs. Sergi <br />asked if there were other sheds on the lot and Mr. Burke asked who would build the garage. Mr. <br />Murphy advised that there is a shed 6-foot behind the existing garage and he would build the garage <br />himself. He spoke to a few of his neighbors and they had no objections to the gazage. Mrs. Diver <br />felt that the neighborhood would not be adversely affected by the proposed garage as the lot abutted <br />I-480 and a side street. . <br />J. Sharon Coonev; 3270 W. 231st :(M # 2) <br />Request for variance (1123.12). The proposal consists of removing existing garage and constructing <br />a new garage and addition to home. <br />The following variance is requested: <br />1. A 17 foot variance for a house too close to the side yazd lot line, (code requires 25', applicant <br />shows 8'). Which is in violation of Ord. 94-125 section; (1135.06 (B)). <br />Ms. Cooney, and her brother Mr. Cooney each came forwazd to be sworn in and address the request. <br />Ms. Cooney advised that her garage needed to be replaced and she would like the garage tumed to <br />be attached to her home with a driveway entrance along Maple Ridge Road. The existing breezeway <br />would be removed. Mr. Burke advised that both the Building Commissioner and Police Ciuef <br />believe that the proposed curb-cut along Maple Ridge woulsl be a safety hazagd to pedestrian traffic. <br />Nds. Cooney advised ihat her garage was in place prior to the street being installed and due to the <br />heavy traffic along W. 23 I" trying to get out of her driveway has become a safety issue for her. <br />Mr. Conway advised that the face of the garage is only 8 feet from the sidewalk and he and the <br />Police Chief are comcerned that a car backing out of the garage vvould cross the sidewalk before the <br />car is out of the garage and pedestrians on the sidewalIc would not be seen. He aiso suggested that <br />even if the variance was granted the curb cut may not be allowed by the Engineering Department. <br />H[e suggested that if the curb-cut was cut closer to W 231 st and the driveway angled to the garage it <br />could eliminate the safety concern. Mr. Dubelko advised the he would not recommend granting a <br />variance without resoiving the concems of the curb-cut to ensure the city is not placed in a bad <br />position. He suggesfed the board place a condition as to how the curb cut is to be addressed.
