To be granted variances for lazge signs just because an applicant wants them with no <br />reasoning or justification is iYtogical. Mr. Gamble suggested for the most part he agreed with Mr. <br />Burke but felt that their signs were 6eing penatized as there is a Iarge amounf of dead space due to <br />how North Olnsted aneasures signage. He believes that fihey should be granted their variances based <br />on the actual size of their signs. Ailrrs. Diver voiced she agreeed with Mr. Burke and was <br />uncamfortable ruling without knowiedge of what woutd be gganted. Mr. CambYe asked if he could <br />present the board a different option. Hazris vvith Brilliaxrt Electric signs, and 1VIr. McKee Owner of the <br />Management Company each came forwaxd to be swom in and address the request. Mr. Schill <br />reviewed he had been working the past year with the Buiiding Commissionef and PFanning Director <br />to create a streetscape plan for the plaza. The streetscape plan will encompass pmperty fronting <br />Lorain Road south-word to biasinesses frontiing Broolcpark Road spanning an entire city block. A <br />master siga package was created for the plaza and they will be Pemoving a total of 10 possibly 11 <br />existang signs which include ingress/egress signs. `Fhere vvill 6e 4 signs remainang until those tenants <br />Ieases are up and then they will be removed. They would Iike to be aliowed 3 ground signs. Mrs. <br />Diver said she was very happy to see all the work being done to improve the plaza but questioned <br />why the site would not be irrigated. Ndr. Schill reviewed that the water line for the site does not run <br />through the entire Iot and latidseaping wiil be ma.intained by au oxt site ffiaintenance warker. Mr. <br />McKee reviewed that the Lorain Road right of way is required to meet engineering requirements of <br />adopting a.nd installing the cities streetscape plan. <br />Mr. Harris reviewed wfien the master sign package was deveioped they tried to Iook at past tenants <br />signs as well as existing signs to create what they think will work for the plaza and tenants of the <br />plaza. Although nof all existing tenants have agreed to reemove their existing pole signs once their <br />leases aze up they will be reffioved and a11 future tenants vvill be required to follow the master sign <br />package. T'here will be a tatal of 250 squaze feet af signage removed firom the site and replaced with <br />3 ground signs. T'he sign package requires alI Iettering to be individuat illuuninated letters which will <br />be raceway mounted to minimize the daanage to facades.
