CITY OF NORTH OLMSTED <br />BOARD OF ZONING APPEALS <br />COUNCILS SOUTH CONFERENCE ROOM <br />FEBRUARY 02, 2006 <br />MINUTES <br />I. ROLL CALL: <br />Chairman Maloney called the meeting to order at 7:40 pm. <br />PRESET: J. Maloney, J. Burke, M. Diver, and N. Sergi <br />ALSO PRESENT: Assistant Law Director B. O'Malley, <br />Rymarczyk and Clerk of Commissions D. Rote. <br />ABSENT: T. Kelly <br />Assistant Building Commissioner T. <br />Chairman Maloney reviewed that there were 2 cases requesting 4 variances on the docket. He further <br />advised that each board member had viewed the premises involved for each case. Three votes are <br />required for approval and in addition, each case would be judged on the physical situation peculiar to <br />itself, so that in no way is a judgment rendered considered to be a general policy judgment affecting <br />properties and like situations elsewhere. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />J. Burke moved to approve the Board of Zoning Appeals minutes dated January 12, 2005, as <br />written. M. Diver seconded the motion which was unanimously approved. <br />III. BUILDING DEPARTMENT REQUESTS: <br />OLD BUSINESS: <br />hhgregg; 4706 Great Northern Blvd.: (WRD 4) <br />Request for variance (1123.12). The proposal consists of a new sign. <br />The following variances are requested: <br />1. A 96 square foot variance for a wall sign larger than code permits, (code permits 100 sq ft., <br />applicant shows 196 sq ft), section (1163.27 (c)). <br />2. A 55 square foot variance for total signage on a unit, (code permits 141 sq ft, applicant shows 196 <br />sq ft), section (1163.24 (c)). <br />3. A 3 foot variance for a wall sign higher than code allows, (code permits 4 ft, applicant shows 7 ft), <br />section (1163.27 (c)). <br />Which is in violation of Ord. 90-125 sections (1163.27 (c)) and (1163.24 (c)). <br />Mr. Nagy, with Herschman Architects and Mr. Witcher, Vice President of hhgregg, each came <br />forward to be sworn in and address the request. Mr. Nagy reviewed that at the last BZA meeting <br />they had proposed 6 foot letters with a total height of 8 feet to mach the Value City sign height. The <br />new request has 62 inch letters and an overall height size of 7-feet. Their goal is to make sure the <br />sign does not become lost in the large fagade. City codes only allow 42 inch high letters which <br />would be lost on the fagade and would not be visible from Great Northern Blvd. They contacted <br />Value city to receive a copy of their sign dimensions and feel the new dimensions would give them <br />the visibility and look they need. Board members voiced that they were disappointed with the new <br />proposal as they felt they were quite clear at their last meeting requesting the sign not exceed a 6- <br />foot height. Mr. Witcher believed that due to the h& g's in the sign which are staggered it creates <br />the larger height and the individual letters are only 62 inches. He believed they were being <br />reasonable as they decreased their sign request by 2 feet. Mr. Burke reminded the applicant that
