She hoped that the board members would consider the experience <br />of the applicants and trust that the project would be beneficial to North Olmsted and allow those seniors <br />who wish to stay in North Olmsted the opportunity to do so. <br />Mrs. Diver was concerned that there were 8 units that were close to 100 square foot smaller than <br />allowed by any city code. Mr. Pat Gareau reviewed the 4 different size units offered and how individual <br />evaluations are made when a tenant applies for a room. There will only be 8 studio units at the facility <br />which needs the large variance, but the units are sized and priced to the needs of the tenants and always <br />have a waiting list. Mr. Kelly thanked the applicants for explaining the different needs and affordability <br />of each of the units. He understood that there would be waiting lists for the studio units as there is a <br />higher demand for those units but to have 8 available would be sufficient. <br />N. Sergi moved to grant Emerald Village of 30344 Lorain Road their request for variance <br />(1123.12), and that the following variance is granted: 1. A 14.2 foot variance for building side yard <br />setback, (code requires 53', applicant shows 38.81). Which is in violation of Ord. 90-125 section <br />(1138.05). M. Diver seconded the motion, which was unanimously approved. Variance Granted <br />J. Burke moved to grant Emerald Village of 30344 Lorain Road their request for variance <br />(1123.12), and that the following variance is granted: 2. A 14.5 foot variance for a building front <br />yard setback, (code requires 751, applicant shows 60.51). Which is in violation of Ord. 90-125 <br />section (1138.05). T. Kelly seconded the motion, which was unanimously approved. Variance <br />Granted <br />J. Maloney moved to grant Emerald Village of 30344 Lorain Road their request for variance <br />(1123.12), and that the following variance is granted: 4. A 10 parking stall variance for number of <br />car parking, (code requires 150, applicant show 140). Which is in violation of Ord. 90-125 section <br />(1138.06). M. Diver seconded the motion which was unanimously approved. Variance Granted <br />T. Kelly moved to grant Emerald Village of 30344 Lorain Road their request for variance <br />(1123.12), and that the following variance is granted: 3. A variance for 30 dwelling unit smaller <br />than code permits, (code requires 400 sq ft, applicant shows (see note #1). Which is in violation of <br />Ord. 90-125 section (1138.07). J.
