Note: #1 Includes wall sign & menu board. #2 Includes ground sign and clearance sign. #3 <br />Overall height was determined by using a 3/8" scale on the drawing, actual measurement not called out. <br />#4 Clearance sign. <br />Mr. Nelson the Owner, Mr. Casey Star Architect, Mr. Flury Architect, Mr. DeLlye Equipment Supplier, <br />Mr. Loos fellow Car Wash Owner, Mr. Kondzer, Applicants Attorney, Mr. Mongello neighboring <br />Business Owner, Mr. King Attorney for Apartment Owners, and Ms. Vanden Branden a neighbor each <br />came forward to be sworn in and address the request. <br />Applicant's presentation: <br />Mr. Kondzer introduced each of the experts present to answer any possible questions the board may <br />have. His clients believe that the proposed car wash would provide the city an improved site by <br />replacing the existing building with a smaller more esthetically pleasing one. He reviewed that the <br />existing building had been vacant and deteriorating for quite some time and showed photos of the <br />existing site to the board members. The plantings along the rear would remain to buffer the residents <br />behind the site. The only entrance onto the site would be off of Lorain Road. Vehicles will circle into <br />the site to the east and travel north along the side of the building to the back were they will turn into <br />either one of the 2 wash bays and then exit the site back out onto Lorain Road. The two automated wash <br />bays are coin operated and drivers never have to leave their vehicles. The site can staclc 14 to 15 <br />vehicles and the car washing process takes a total of about 5 minutes to complete. Applicants believed <br />that there would be no traffic spilling onto Lorain Road or traffic jams caused by the car wash itself as <br />patrons do not normally wait long periods of time to wash their cars. For safety there are 10 cameras <br />placed throughout the site and phone numbers are posted so patrons can contact owners if they have <br />problems. Mr. Casey reviewed that ARB had them move the clearance height bar along the east side of <br />the lot to alert vehicles entering the site of the allowable clearance. There is a small delivery truck at the <br />site once a month for less than an hour restocking supplies. Mr. Nelson advised that he had operated a <br />car wash for 7 years and he has never had a problem. <br />6of11
