Mr. Mann said that during the remodeling of the existing Mercedes and Porsche buildings the <br />new car sales needs to be temporarily relocated to the site. However the service garage will <br />continue to provide vehicle repair throughout the renovations. The new building which was <br />purchased is a splitface block with a wooden mansard. They will remove the existing wood <br />mansard and replace it with metal-Alucobond type panels wrapping the front face and potions of <br />the sides of the building. It will mimic the existing Porsche design. The wall signs of the <br />existing Mercedes and Porsche buildings will be relocated to the new site. New landscaping will <br />be along the front (south) and along the back (north) side of the site. The rear fence will be a 6- <br />foot PVC fence and the asphalt repairs will consist of repairing any damaged areas resealing the <br />asphalt and new striping. Mr. Dodovich said there would be no outside vehicle sales as all sales <br />would take place within the building. The exterior parking will consist of customer parking <br />along the front and employee parking in the back. Cars will be showcased within the building <br />using the existing two overhead doors as access points for the vehicles. <br />Mr. Conway noted that the drawing shows the existing front setback of the building without the <br />new entryway to be 67 feet which does not meet code requirement of 75 feet. Therefore the <br />existing building does not meet code and the new entryway will require a front setback variance. <br />Mr. Mann believed that the suggested northeast area did belong to them according to all their <br />records. Ms. Wenger advised that the city had a 19921ot split and assembly plat which reflected <br />the accurate property lines and she would provide the applicant a copy of that plat. Mr. Mann <br />assured the commission that after viewing the plat adjustments would be made accordingly. He <br />noted that he was not aware the existing front was at 67 feet and the new entryway is no more <br />than 8 foot deep. Ms. Wenger noted that a front setback variance may be warranted for the <br />architectural character of the proposed entrance. <br />Mr: Rerko said overall the improvements were a definite improvement compared to the existing <br />appearance. Care should be taken when choosing the type of paint to cover the anodized <br />ahiminum to ensure it does not peel, flalce or chip. Mr. Mann assured the commission that they <br />would use a product which would adhere to the anodized aluminum properly. Mr. Rerko <br />requested a blacktop sealant coating over all asphalt once the repairs are completed. All utilities <br />are to be run underground and shown on revised plans. <br />Mr. Malone felt the proposed landscaping was consistent with the Mercedes/Porsche lot and <br />appropriate for the site. Due to the proximity of the rear property line and steep grade change in <br />conjunction to the parking lot he preferred PVC fencing over a landscape buffering. The <br />improvements are a definite improvement to what is currently there. Mr. Bohlmann requested <br />the proposed fence be installed as close as possible to the asphalt curb. He asked if there would <br />be outside speakers installed and what would happen to the.building once the other renovations <br />were complete. <br />Mr. Mann said no outside speakers would be installed and the proposed building is a new car <br />facility to ensure city codes are followed. Mr. O'Malley reviewed that under the use regulations <br />a used car facility is not allowed independently it must be in conjunction with the sale of new <br />cars on the site. However he did not believe that it would require a condition being imposed on <br />the applicant as long as the applicant understood the site was required to have new car sales in <br />2
