ROLL CALL: <br />The meeting was called to order at 7:30 pm. <br />PRESENT: J. Lasko Jr., R. Bohlmann, G. Malone, M. Mahoney, M. Meredith, D. REVIEW AND CORRECTION OF MINUTES: <br />J. Lasko moved to adopt the Planning & Design Commission minutes of April 11, 2007 as <br />written. G. Malone seconded the motion. Roll call: J. Lasko, R. Bohlmann, G. Malone, M. <br />Mahoney, M. Meredith and D. Rerko - yes; J. Cotner abstained. <br />IV. OLI) BiJSINESS: <br />1. N. O. Town Center 24954 Brookpark Rd: (WRD # 4) <br />Proposal consists of a sign package for building D. Note: Variances are required. PDC tabled <br />03/14/07 and applicant withdrew 04/11/07. <br />Planning Director Wenger recommended the commission review the signage and criteria from a <br />standpoint as how the signage fits the overall development plan and architectural proportions of <br />the building. Building D is a two story structure which will have office tenants on the second <br />floor and multiple retail tenants on the first floor. Due to building D having traffic circulation <br />and paxlcing along all sides of the building the applicants propose signage for all sides. Signage <br />along the north side of the building may be warranted however she recommends that if the <br />coinmission agrees to north signage they require all the signage be non-illuminated and of <br />consistent height, width and shape, more of a placard style to minimize their appearance. <br />The south elevation has unique architectural details and the proposed signs should fit within <br />those details. This will require variances however none of the south signs will exceed the four <br />foot height restriction. In some areas along the south side the signs are well proportioned to the <br />building design i.e. D-3. However there are also signs which do not appear to fit the design i.e. <br />D-11 which seems to overextend the space between the window and canopy. She recommended <br />those signs which maxed out their allotted space be resized to proportionally fit the space and <br />possibly eliminate some of the variances required. She supports the idea of the sign criteria as it <br />is a more desirable approach then a tenant by tenant approach. <br />Mr.' Conway reported that the applicant has worked with the city in an effort to create sign <br />criteria which would work to everyone's advantage. The north signs will be uniform non- <br />illuminated signs designed to identify tenants only. The majority of the variances required are <br />for more than one wall sign on a unit.
