! <br />J Mr. Rerko felt that the proposed use fit the charter of the neighborhood due to the style of the <br />building and an office use typically has low.volume traffic. The amount of landscaping seems <br />to be residential and the only concern would be the drainage of the site. Mr. Malone agreed <br />that the use of the property was well fit and the design concept is residential. He suggested that <br />some of the engineering problems could be addressed through using a bio-retention system to <br />take care of the shallow water. It could also be an opporhznity to replace some of the trees <br />which seem to be lacking in the area. Mr. Bohlmann said that he liked the above ground <br />retention system which included a fountain. All commissioners felt that the proposal was an <br />improvement to the site and the dental office fit the neighborhood and believed the BZA <br />should grant the use variance as well as area variances pertaining to building placement. <br />Ms. Wenger suggested the Commission briefly address tree preservation, parking lot size and <br />layout, building size, orientation and placement and landscaping to give general direction only. <br />Mr. Conway asked the Commission to address the signage as the ground sign is an open two <br />faced sign considered which is allowed but the single wall sign is not allowed, although total <br />size is not an issue on either sign. Ms. Wenger suggested the applicant look at decreasing the <br />amount of asphalt as the parking lot exceeds what is required and could possibly help alleviate <br />some of the water issues. Applicants are required 15 parking spaces but show 23 spaces. Mr. <br />Sampat said the proposed parking spaces were based on common dental industry standards. <br />Mr. Rerko requested that the applicant provide the commission a copy of the requirements. <br />M. Mahoney moved to recommend BZA grant Walters Advanced Dentistry of 4780 <br />Clague Road their request for a 50 foot front yard setback variance as 100 ft is required <br />and 50 ft is shown and a 7 foot side yard setback variance as 31 ft is required and 24 ft is <br />shown. The recommendation is based on the character of the building, landscaping and <br />layout being of a residential nature. R. Bohlmann seconded the motion, which was <br />unanimously approved. <br />M. Mahoney moved to recommend BZA grant Walters Advanced Dentistry of 4780 <br />Clague Road their request for a use variance with the following finding: the building <br />design, landscaping plan and layout of the building follows the character of the <br />residential neighborhood. G. Malone seconded the motion, which was unanimously <br />approved. <br />Mr. Mahoney said the following issues should be addressed prior to the applicants returning: <br />1). Number of parking spaces should be justified by supplying the commission the dental <br />industry's parking requirements. 2). Applicants are encouraged to keep as many trees on the <br />site as possible. Mr. Malone suggested the number of Callaway pear trees be reduced and <br />replaced with larger growing maple or oak trees something that would be more majestic and in <br />character of the property. 3). A tree survey depicting what trees are to be removed and what <br />trees are to remain needs to be submitted. 4). Details of the proposed easement are to be <br />submitted to the Law Department for review. 5). Wetland requirements and site drainage <br />issues submitted in accordance to code. 6). Landscaping irrigation is to be included and shown <br />on the plans. 7). Type of light fixtures and photometric plan as requested by the Building <br />Commissioner. 8). A lot consolidation is required and needs to be submitted. <br />M. Mahoney moved to table the proposal for Walters Advanced Dentistry at 4780 Clague <br />Road. R. Bohlmann seconded the motion, which was unanimously approved. <br />5
