? . r <br />BOARD OF ZONING APPEALS <br />CITY OF NORTH OLMSTED <br />MEETING MINUTES OF DECEMBER 06, 2007 <br />ROLL CALL <br />Chairwoman Diver called the meeting to order at 7:35 pm in Council Chambers. <br />Present: Maureen Diver, Angela Williamson, Robert Menser and Nancy Sergi. <br />Absent: Terrence Kelly <br />Staff: Assistant Law Director Bryan O'Malley, Building Commissioner David Conway and <br />Clerk of Commissions Donna Rote. <br />Chairwoman Diver reviewed tkat there were 4 cases requesting 1 special permit, 1 use variance <br />and 8 area variances. She further advised that each board member viewed the premises involved <br />for each case. Three votes are required for approval and in addition, each case will be judged on <br />the physical situation peculiar to itself, so that in no way is a judgment rendered considered to be <br />a general policy judgment affecting properties and like situations elsewhere. The board will <br />address each of the seven.standards when reviewing each case and every applicant was asked to <br />address all seven standards in their presentation. <br />REVIEW AND CORRECTION OF MINUTES <br />Mrs. Sergi moved seconded by Mr. Menser, to approve the November 01, 2007 Board of <br />Zoning Appeals minutes as written which was unanimously approved 4-0. <br />RESIDENTIAL APPEALS AND REQUESTS: <br />Jervl Bradesca; 24885 Antler Drive (Ward 2) <br />Request for variance (1123.12). The proposal consists of a front porch. <br />The following variances are requested: <br />1. A 7 foot front yard setback variance for a residence too close to the right of way (code requires <br />50', applicant shows 43'). <br />Which is in violation of Ord. 90-125 section (1135.06 (a)). <br />Mr. Strodtbeck the contractor came forward to be sworn in and address the case. Mr. Strodtbeck <br />said the owner could not attend as her husband was in intensive care and could not leave him. <br />Mr. O'Malley advised that without the owner's presence the contractor could not present the <br />case. Mrs. Diver advised that the commission was very sorry for the owner's predicament but <br />they would have to table the case until the owner can attend. <br />Mrs. Diver moved seconded by Mrs. Sergi to table Jeryl Bradesca of 24885 Antler Drive <br />their request for variance (1123.12) which consists of a front porch until such a time in <br />which the owner is able to attend which was unanimously approved 4-0. <br />Mark Goulding; 6781 Maplehurst Road (Ward 3) <br />• A special permit to add to a non-conforming building (1165.02). A 360 sq ft overhang added to <br />south side of existing garage without a permit and existing garage is 864 sq ft, per variance <br />granted 4/99. <br />• A variance for section (1165.02) as the addition does not comply with side and rear setbacks. <br />Request for variance (1123.12). The proposal consists of a garage,addition.
