A variance for illumination in drive (note #3), (code permits 2 fc, applicant shows no average) <br />section (table 1161.12 (C)). <br />7. A.2 foot candle variance for illumination in front row, (code permits 5 fc, applicant shows <br />5.2 fc) section (table 1161.12 (C)). <br />8. Avariance for flood lighting on front poles, (code does not allow applicant shows floods) <br />section (1161.12 (d)). <br />Note' 1), Lot calculations are based on 1 lot = 355.5' x 1.35= 480 sq ft allowed. <br />2), Ground signs, Pylon signs 150' apart from each other, directional signs & pylons 68', 85' <br />125' and 180' apart. <br />3), Foot; candle readings vary from 0.3 to 10.3. <br />4), No detail of pole and base provided. <br />5), No cut sheets of lights provided. <br />Which is in violation of Ord. 90-125 sections (1163.02 (a)), (1163.26 (C)), (1163.27 (A)), <br />(1139.14) and (1139.07). <br />Represe'ntatives: Denver Brooker, architect; Bernie Moreno, owner; John Dodovich, builder <br />were' each sworn in to review the request. <br />Mr. Brotolcer advised that the expansion is to meet the growth of the business and to comply with <br />corpo'rate standards of Mercedes and Porsche. Variances for 3 additional ground signs are due to <br />two l'ots 'being consolidated into one and each dealership requiring a ground sign and wall sign. <br />Tl-iree of the 4 ground signs requested are existing signs. Two are directional signs scheduled for <br />refacirig and the Mercedes Benz wall sign reused. The variance for distance again is due to the <br />lots being consolidated. The variance for 3 wall signs is for IVlercedes Benz which consists of an <br />existing wall sign, a 2 sided Mercedes star (logo) over the new entrance and a service sign. The <br />total square footage for all the signs proposed doe not exceed the total square footage allowed for <br />the lot. : They believe that the signs being used are appropriate for the site and will not affect <br />government services or neighboring sites. Mrs. Diver questioned how high over the roof was <br />the Mercedes star. Mr. Broolcer said the element is 13 feet higher than the roofline. Mr. Moreno <br />reviewed that the appearances of both the Mercedes and Porsche buildings are mandated by the <br />corporate office and eventually all Mercedes/Porsche dealerships would loolc like North <br />Olmsted's. He reviewed that when he first purchased the dealerships the corporate office wanted <br />him to inove the dealership to a new location. However due to the dealership now being the <br />largest dealership in not only Ohio but throughout the Midwest they have allowed the dealership <br />to remain in North Olmsted and be their pilot site for the new buildings. Mr. Brooker reviewed <br />that tlie :front setbaclc variance is for the Mercedes 10' overhang. The main wall of the building <br />will be back an additional8'. <br />. i <br />; <br />Mr. .Brooker reviewed that they have been trying to eliminate the variances for lighting. The <br />existing'light poles along the east and west are being removed and replaced with new poles and <br />reusing existing pole bases. The new light fixture will be installed on new bases which will have <br />internal `outside shields and external shrouds that hang downward 2 feet from the bottom of the <br />fixture to minimize spillage. However there will be minimal spillage on neighboring property <br />lines which is due to the location of the light poles themselves. Mrs. Sergi questioned if there <br />would be spillage along residential property lines as a Mr. Nass advised light was illuminating <br />his home. Mr. Broolcer said there would be no light trespassing onto residential property and the <br />wall paclcs which are causing the illumination are being removed from the buildings. Mrs. Diver <br />9
