Mrs. Sergi questioned if all tenants <br />would be included on the front ground signs and asked what would happen once a major tenant <br />moved out. Mr. Kalina believed only major tenants would be listed on the ground signs. Mr. <br />Khouri said the major tenant has a 15 year lease with 5 year, 5 year and 5 year option and his <br />intent is to have guidelines to control the property thereby assisting the city in controlling signage <br />throughout the area. The buildings will have visibility from all four directions and they are trying <br />to be responsible. Mr. Conway reviewed that building C is a single story building and in the future <br />if the building is sectioned out it would fall below the square footage requirement for a major <br />tenant and would then have to follow the lower criteria. <br />Mr. Burke tllanked the Building and Planning Departments for working with the board to control <br />the amount of signs in the plaza. Mr. Kelly asked if the sign criteria would be applicable for <br />building D as well. Mr. Kalina said building D was still being worked out and would return for <br />approval at a later date. Board members requested the correlation between the criteria and <br />elevation be clarified. Mr. Conway requested the criteria be clear that no tenants sign could be <br />over 100 square feet. The board asked for clarification as to what they were being asked to vote <br />on, signs or the criteria. Mr. O'Malley recommended board members motion as written and <br />conditioned upon the landlords sign criteria being met. <br />Mr. Kuson a neighbor reviewed the history of the development and felt that both buildings should <br />be addressed at once and the board should proceed cautiously and hold them to city codes. Mr. <br />Slcoulis briefly reviewed the history of the sites development and frustrations which stem from the <br />process of developing the center. He's concerned that building D second floor will have office <br />worlcers working late with lights on and that workers will be able to see into the abutting neighbors <br />homes. He requested no signs be allowed on any building wall other than those facing Brookpark <br />Road to ensure the neighbors are not burdened and requested the applicant's variances be denied. <br />Mr. Khouri appreciated the residents concerns but felt that the development once completed would <br />be a premier site for the city as it is not a strip center. The land is mix use and they are trying to <br />bring in second floor offices and high end retail tenants throughout the first floors. He believes the <br />sign criteria is a responsible effort by both the city and landlord to ensure the site is a premiere <br />entrance into North *Olmsted. Mr. Kalina clarified that there would be no signs along the north <br />wall of building C just the west and south walls. <br />Councilman Orlowslci came forward to be sworn in and address the issue before the board. Mr. <br />Orlowski believed that the signage along the west wall would be visible to the north and south both <br />of which are residential. Board members took ti_me to review the site plan and sign criteria as they <br />had no prior opportunity to view the documents. Mr. Menser commented that he couldn't <br />understand why building C just didn't follow code as what was being requested was so close to <br />code requirements to begin with. <br />Mr. Conway advised that there would be a third tenant who is not shown on the plan and the <br />applicant is within their right to have a sign on the south and west wall. What is being proposed is <br />a maior tenant is allowed 5 ft letters and minor tenants are only allowed 3 ft letters. Board <br />members felt they were not given enough time to review the sign package and felt that both <br />buildings C& D should be addressed together. Board members voiced they wanted the request <br />tabled and were disappointed that no plans were provided prior to the meeting. Mr. Kalina <br />requested the board call a special meeting to ensure that once approved he would have enough <br />time to order and install the signs so they are in place when the tenants open their doors. He <br />? advised that it took 4 to 6 weelcs to construct the signs. Mr. Burke advised that the board would <br />continue to inove forward and address a possible special meeting at the end of their docket. <br />3
