1 ? <br />Department for review. There are to be no driveways/curb cuts along Brookpark or Clague <br />Road. 2). The Use Variance is limited to the proposed Dental Office. 3). General office hours <br />will be oloserved 1Vlonday through Friday 8:00 am to 6:00 pm unless a Dental Erraergency. N. <br />Sergi seconded roll call on the motion M. Diver, T. Kelly, N. Sergi, R. Ndenser Yes, and J. <br />Burlce no. Variance Granted <br />(B);Walters Advanced Dentistry; 4780 Clague Road <br />Request for variance (1123.12). The proposal consists of a new Dental office and the following <br />variances are requested: <br />1. A 50 foot variance for building front yard setback, (code requires 100 ft, applicant shows 50 ft). <br />2. A 7 foot variance for south side yard setback, (code requires 31 ft, applicant shows 24 ft). <br />Which is in violation of Ord. 90-125 section: 1138.05. <br />J. Burke inoved to table Walters Advanced Dentistry area variances until the Planning & <br />Design Commission addressed the site development. R. Menser seconded the motion vvhich <br />was unanimously approved. <br />5. Nissan of North Olmsted; 28500 Lorain Road: (WRD # 1) <br />Request for variance (1123.12). The proposal consists of signage and the following variances are <br />requested: <br />1. A variance for 2 additional wall signs on a building, (code permits 1, applicant shows 3) section <br />1163.27(a). <br />2. A 4 foot variance for height of ground sign, (code permits 12 ft, applicant shows 16 ft) section <br />1163.26(c). <br />Which is in violation of Ord. 90-125 sections: (1163.27 (a)) and (1163.26(c)). <br />Mr. D'Amato with Nissan and Mr. Paas the Architect each came forward to be sworn in and <br />address the request. Mr. Paas said the owners wanted to update the main entrance. He reviewed <br />the building modifications taking place and said all current signage would be removed from the <br />site. The main sign will be a Nissan sign along the south wall, second wall sign is a logo placed <br />over the east side entrance and third wall sign is to identify the service door. The existing pylon <br />sign will be replaced with a new ground sign 16 feet tall. The proposed height is to ensure <br />visibility from traffic traveling from Stearns Road. <br />Mrs. Sergi questioned the height of the letters of the south wall sign and logo then questioned if the <br />guest parlung sign was permitted by code. Mr. D'Amato said that the Nissan letters would be 2 <br />feet high and the logo over the east door is 38 inches diameter circle. Mr. Burke said that he had <br />an issue wlth the height of the ground sign being requested. Board members voiced their <br />agreement to objecting to the ground sign height. Mr. D'Amato advised that they are trying to <br />improve the site and are removing more signs then are being installed. He believes that the <br />smallest ground sign he could find is a 15 foot high ground sign but he could not find a 12 foot <br />sign. Mr. Burlce believed that the business was not being affected by the amount or size of signage <br />on the site. Mr. D'Amato said they are trying to work with the city but they need visibility for <br />their business. Mr. Kelly felt that the city also has standards which need to be followed as well. <br />Mr. D'Amato said if the board would work with them he would use the smallest ground sign <br />Nissan has (15 ft). Board members felt that neighboring businesses were doing just fine with a lot <br />less signage then what the applicants were requesting. Board members felt that the ground sign <br />should not exceed the 12 foot height limit although they felt the two additional wall signs would be <br />acceptable. Mr. D'Amato questioned what he would be allowed by code for a ground sign. Mr. <br />Conway advised that a ground sign can be 50 square feet per side. Mr. D'Amato said that he <br />would withdraw his request for a 4 foot variance for the height of the ground sign. <br />7
