application therefore at the recoinmendation of the administration the commission can address <br />the project as previously subinitted and vote upon it. Commission members agreed. Mr. Malone <br />noted that at the November 2007 meeting there was a considerable amount of requests for <br />changes made and the absence of the applicant or new plans suggests it is the applicant's intent <br />to move forward as previously submitted which he would not approve. <br />Mr. Lasko moved, seconded by Mr. Malone, to approve the pi-oposal for CMS06-40: <br />Barton Park Senior Living, PPN 233-07-009 (Barton Road), which was denied <br />unanimously. <br />CMS07-30: Conrad's Total Car Care; 4799 Great Northern Blvd: <br />The applicant subinitted a letter requesting the proposal be withdrawn. <br />NEW BUSINESS <br />CMS08- 21: Aldi Grocerv Store; 4694 Great Northern Blvd: <br />Representatives: Jeff Kerr, Atwell Hiclcs; Zach Glazer, B&G Properties; Kevin <br />McClure, Aldi Inc. <br />The proposal consists of modifying the existing fagade, signage and site improvements. Ms. <br />Wenger said the proposal deinolishes the former Hollywood Video building to construct a new <br />Aldi grocery store and sinall tenant space. While the Hollywood Video fagade was recessed <br />fi-oin the plaza, the new building footprint will be in line with the front and rear building line of <br />Cort Furniture. The new building will be primarily briclc matching the Value City briclc. An <br />enclosed shopping cart corral is proposed adjacent to the building. Four planter boxes are <br />proposed along the building for landscaping. The expansion reduces available parking and <br />increases total lot coverage of the site. <br />Variances are required for parlcing and lot coverage. The Commission previously granted <br />landbanlced parking along Great Northern Blvd which became green space and the BZA granted <br />a parlcing variance. She encouraged the Coinmission to apply the minimum parlcing standard, <br />and support the 44 parking space variance. The amount of parlcing proposed is more than <br />sufficient for the tenant mix of the plaza. She also supported the lot coverage variance as no <br />green space would be lost, in fact, some would be added. <br />Mr. Collins said the engineer designed the underground detention system to bring the working <br />area of the site into code compliance. The systein will help in the drainage of the area and all <br />utilities will be run underground. Mr. O'Malley said that although only a specific area is being <br />addressed by the owner the entire site is open for review by the commission. The commission <br />will need to malce recommendations pertaining to the variances required. <br />Mr. Kerr said the current building will be removed and replaced with a 16,000 square foot <br />building. The new building will be in line with Cort Furniture. Existing parlcing was updated <br />and using the 5/1,000 square feet standard they require a variance for 44 parking spaces.
