PLANNING & DESIfiN COMMISSION <br />CITY OF NORTH OLMSTED <br />MEETING MINUTES OF MARCH 12, 2008 <br />ROLL CALL <br />Vice Chair Meredith called the meeting to order at 7:30 p.m. in Council Chambers and led the <br />Pledge of Allegiance. <br />Present: Ralph Bohlmann, Greg Malone, Melissa Meredith, Don Rerko, Jim Cotner <br />Absent: John Lasko, Angela Williamson <br />Staff: Planning Director Kim Wenger, Assistant Law Director Bryan O'Malley, Building <br />Commissioner David Conway, City Engineer Dan Collins, Clerlc of Commissions <br />Donna Rote <br />REVIEW AND CORRECTION OF 1VIINUTES <br />Mrs. Meredith moved, seconded by Mr. Malone, to approve the Planning & Design Commission <br />minutes of February 27, 2008, which was unanimously approved 5-0. <br />OLD BUSINESS <br />COMS07-0016 Clark Gas Station; 28915 I.orain Road: (WRD # 3) <br />Representatives: Mr. Manning, attorney and Mr. Smith, architect <br />Ms. Wenger said the proposal consisted of an addition to the existing gas station and pumps as <br />well as site improvements. The BZA granted a special permit to add to a non-conforming <br />structure and a number of area variances. The new plans reflect the commission's <br />recommendations to have the dumpster enclosure flush to the building face, the dumpster and <br />propane/ice enclosures have stone coping, the entire east wall will have new brick, as well as the <br />infill of the aluminum shelf. The new window glazing and framing match existing windows, the <br />amended landscape includes the arborvitaes, larger plant sizes and new pavement with poured <br />concrete curbing installed throughout the entire site. <br />Mr. Conway confirmed the plan reflected the changes. Mr. Collins noted that detailed <br />engineering plans were still pending. Mr. Manning thanked the commission for working with <br />the owner and believed that the current plans reflected everything requested. Mr. Rerko and Mr. <br />Malone both voiced that they were satisfied with the new plans. Mr. Bohlmann began a brief <br />discussion pertaining to a cross easement which was discouraged as it would place restrictions on <br />future redevelopments of the neighboring lot. <br />Mrs. Mereclith moved, seconded by 1Vir. Malone, to approve the proposal for COMS07- <br />0016 Clark Gas Station of 28915 Lorain Road which consists of a new addition and site <br />improvements as shown on development plans received 2-28-09. laoll call: Rerko, <br />Mereelith, Cotner, Malone- yes; Bohlmann - no; motion approved 4-1.
