She said she would have preferred to see the tower on city <br />land as it would have been an opportunity to generate revenue, though she recognizes that <br />council was protecting the interest of the residents. <br />Based on comments at the meeting and in compliance with the Master Plan's recommendation to <br />eliminate split zoned parcels, the Commission makes the following recommendations: <br />Mr. Lasko moved, seconded by Mrs. Meredith, to recommend that City Council approve <br />the following ordinances: <br />- Ordinance 2008-36 providing for the amendment of the zone map of the City of North <br />Olmsted by rezoning the rear (north) portion of permanent parcel No. 233-11-012 <br />located at 29690 Lorain Road, known and used as Patton's Towing, from B Residence <br />Single Family to General Retail Business. <br />- Ordinance 2008-37 providing for the amendment of the zone map of the City of North <br />Olmsted in order to supplementally zone permanent parcel no. 233-11-012 so as to <br />include it within the wireless Telecommunication Facilities Overlay (WTFO) District, <br />Chapter 1151, of the City of North Olmsted, which was unanimously approved 7-0. <br />Mr. Lasko said that the Commission's recommendation for the variance is based upon earlier <br />rationale and that the property is mainly surrounded by park property. The park area will not be <br />adversely impacted as there are no shelters, picnic axeas or paths in close proximity. <br />Mr. Lasko moved, seconded by Mr. Bohlmann, to recommend the Board of Zoning <br />Appeals grant the request of COMS08-0003: T-Mobile of 29708 Lorain Road for a 269 foot <br />variance for setback from residential property line; code requires 300 ft, applicant show 31 <br />ft., section 1151.05(c)(1), which was unanimously approved 7-0. <br />Mr. Lasko moved, seconded by Mr. Malone, to table the proposal for COMS08-0003: T- <br />Mobile of 29708 Lorain Road pending Council's review of the zoning legislation and the <br />Board of Zoning Appeals variance outcome. The applicant shall explore enhancing the <br />front landscaping, revise the landscape plans to space evergreens 12 foot on center, submit <br />a perspecHve of the tower including future extension, eliminate the use of propane tank by <br />using diesel generator and eliminate proposed bollards, which was unanimously approved <br />7-0. <br />COMS07-0027: BP Products North America Inc; 29131 Lorain Road (Ward 3) <br />Representatives: Nathan Reid, civil engineer with WD Partners <br />Ms. Wenger said the proposal consists of demolishing existing structures in the development <br />area and constructing a new gasoline service station. The development area includes three <br />parcels: two parcels fronting Lorain Road zoned general retail business and the third parcel <br />fronting Stearns Road zoned single residence. Rezoning of the residential property is required. <br />The two commercially zoned parcels encompass approximately 22,500 square feet, which is <br />below minimum lot size requirements of 40,000 square feet for commercial lots the additional <br />residential lot malces the total development area less non-conforming.
