Although variances have been reduced, many code violations still exist, <br />including front setback, rear setback, side yard setback, lot coverage, and parking. <br />Mr. Conway's written report showed that the 4lighting issues were granted variances, variances <br />1, 2, 3& 7 were eliminated variances 8, 10 &12 were reduced and variance 11 & 13 remained <br />the same based upon the most recent plans (received January 14, 2008). <br />Mr. Collins said that storm water management needs to be shown on the plans not just a <br />statement indicating city codes would be followed. There are steep grade changes on the site <br />which should be shown in more detail to determine what is taking place a vicinity map should be <br />included on the title page. <br />Ms. Maruiing reviewed that the owner wants to improve the overall site and services of his <br />business. He would like to bring the vending machines indoors and add an additional gas pump <br />to move the traffic off the site quicker. They anticipate business will grow once Stearns Road is <br />completed. They have been working with the city since January of 2007 and have worked hard <br />to make all the changes needed including decreasing the size of the building, adding more <br />landscaping and adding parking spaces. If the owner is not allowed to proceed with his plans for <br />his station he would be forced to close his doors and move outside North Olmsted. They would <br />like the commission's approval and recommendations for the February BZA meeting. Mr. Smith <br />said that once the plans are approved they would create and submit detailed working drawings. <br />Mr. Rerko asked why the dumpster enclosure was moved to the northeast side of the existing <br />building and why it was not perpendicular to the building. Mr. Smith said the dumpster was <br />moved so it would not be blocked by parlced cars. The enclosure will be inline with the font of <br />the building and flush to the wall. The dumpster is rolled out not lifted when emptied so it will <br />not affect traffic flow on the site. Mr. Rerko requested the coping on top of the dumpster <br />enclosure, ice machine and propane enclosures both to have natural stone coping. Mr. Rerko <br />said the east wall should Ue shown as all new brick as has been discussed since the preliminary <br />submission. The plans call for the existing windows to remain therefore the new window <br />aluminum framing and glazing are to match the existing windows. The front aluminum shelf <br />which is to be removed is to be filled in with brick. All pavement area is to be patched and <br />resurfaced which is not shown on the plans. New blueprints submitted are to be consistent from <br />one page to the next pertaining to the details. Mr. Smith said that there would be all new asphalt <br />and concrete throughout the site due to the new tanks being installed and that all the changes <br />would be reflected in revised plans. <br />Mr. Malone asked that the southeast corner transformer be moved more behind the landscaping <br />closer to the building so it is not visible to the abutting neighbors. The west planting bed next to <br />the parlcing and the bed along Lorain Road require changes. Instead of all daylilies in the two <br />new beds he requested adding 3 globe style evergreen arborvitaes to each of the two beds. The <br />Colorado blue spruce trees are to be installed 8 feet tall when planted. The Honey Locust is to be <br />planted at a 2 1/2" caliper. The Gracillimus maiden grass shown grows 5 to 6 feet tall and <br />should be labeled as Miscanthus Sinensis Gracillimus "nana" (dwarf maiden grass) which only <br />grows 3 to 4 foot high. <br />2
