Ms. Rudolph moved, seconded by 1VIrs. Bellido, to grant Westbury Apartments of 25151 <br />Brookpark Road their request for variance (1123.12)which consists of signage and the <br />following variance is granted for 1 additional ground sign cocie perrnits 1 applicant shows <br />2, which is in violation of Ord. 90-125 section 1163.27 (A) which was unanimously <br />approvecl5-0. <br />Fatheads; 24581 Lorain Road <br />Request for variance (1123.12). The proposal consists of signage <br />1. A 5 foot variance for a ground sign too close to the right of way code requires 5', applicant <br />shows 0', section 1163.27 b(note #1). <br />2. A variance for an additional ground sign on a lot code allows 1 applicant shows 2, section <br />1163.27 a (note #2). <br />3. An 8 square foot variance for a ground sign larger than code allows code permits 65 sq ft, <br />applicant shows 73 sq ft, section 1163.27 c2 (note #1). <br />4. A 3.3 foot variance for a ground sign higher than code allows code permits 8', applicant shows <br />11.3' (note #1). <br />5. A 130 foot variance for ground signs too close to each other code requires 200' applicant <br />shows approximately 70' scaled section 1163.27 a(note #1). <br />Note: #1. Proposed silo sign on west <br />(Columbia Road) frontage. <br />Mr. David Pruce with North Coast Sign Works, Mr. Paul Siperke with Fatheads Brewery, and <br />Mr. Mat Cole also with Fatheads Brewery each came forward to be sworn in and address the <br />request. Mr. Pruce said they were aslcing for 2 variances for the number of signs allowed and the <br />location of the existing front sign. The 5 foot variance is for the base of the existing ground sign <br />which they would lilce to continue to use. The 3.3 foot variance is for reusing the base and <br />adding their sign and light atop that. The variance for the second ground sign is the silo which <br />has a logo sign on it. A 130 foot variance is for the distance between both the ground signs <br />which can not be expanded as the lot is not wide enough. <br />Ms. Rudolph said there are three existing changeable letter cabinets along the west wall and only <br />one will be reused. The north ground sign includes a changeable letter cabinet scheduled for <br />reuse as well. She questioned if there would be any other letter changing cabinets. She asked <br />why the silo was needed when there were already two wall signs. Mr. Cole said the silo is the <br />only way to show they are a worlcing brewery. Mrs. Diver said there will be two ground signs <br />and two wall signs on the building. She questioned why they needed a wall sign and ground sign <br />along the west side of the building. Mrs. Sergi aslced why the front monument sign could not <br />meet height code requirements. Mr. Pruce said the existing letter box will have their brewery <br />sign and a light box atop of it and the space Uetween each item puts the height over by 3.3 <br />inches. Mrs. Diver suggested lowering the leg height of each sign atop the monument sign and <br />aslced if the light fixture would be a full cutoff. Mr. Pruce said the light will illuminate the sign <br />and provide lighting for the outside sitting area. <br />Mrs. Sergi said the north ground sign should meet code which would eliminate a variance and <br />reduce the size of another variance. Mr. Pruce said they would withdraw variance request #4 and <br />ineet the height requirements. Mrs. Diver said variance #3 would be reduced to no more than 2 <br />square feet. She asked why the second ground sign was needed as there was already a wall sing <br />on the west wall. Mr. Cole said the silo represents the facility being a working brewery and it is <br />only considered a ground sign because of the wording. Mrs. Sergi said if the wording is <br />reinoved from the silo it would eliminate the variance for a second ground sign as well as the <br />variance for distance and the silo could reinain without a variance.
