BOARD OF ZONING APPEALS <br />CITY OF NORTH OLMSTED <br />1VIINUTES OF DECEIVIBER 4, 2008 <br />ROLL CALL <br />Mrs. Diver called the meeting to order at 7:30 pm in Council Chambers. <br />Present: Maureen Diver, Nancy Sergi, Laura Bellido, Jennifer Rudolph, <br />Absent: Robert Menser <br />Staff: Assistant Law Director Bryan O'Malley, Assistant Building Commissioner Dale <br />Mitchell, Clerlc of Commissions Donna Rote <br />REVIEW AND CORIZECTION OF MINUTES <br />Mrs. Sergi moved, seconded by Mrs. Bellido, to approve the November 6, 2008 Board of <br />Zoning Appeals minutes as written, which was approved 4-0. <br />RESIDENTIAL APPEAI.,S ANI) REQUESTS <br />Ma?•ie Paier; 23550 Stoneybrook Drive <br />Request for variance (1123.12). The proposal consists of a new 3 season room. <br />The following variance is requested: A 2 foot variance for a residence too close to the rear <br />property line; code requires 50', applicant shows 48', section 1135.08 a. <br />Ms. Pajer and Mr. Singular with Wagner Home Improvement were sworn in. Mr. Singular said <br />the owner would lilce to replace the existing patio and awning with a three season room. The <br />variance is for the distance of the room to the rear property line. The room will enhance the <br />property as well as the neighborhood. Mr. Mitchell said the distance to the rear property line <br />was talcen froin the edge of the existing patio to the rear lot line. Replacing the existing awning <br />with the three season room is an improvement and a 2 foot variance would not be substantial. <br />Ms. Rudolph did not believe the variance to be substantial and the room would enhance the <br />character of the neighborhood. Mrs. Bellido believed that the addition would enhance the <br />baclcyard. Mrs. Sergi and Mrs. Diver both agreed. <br />Mrs. Sergi moved, seconded by 1bIs. Rudolph, to grant Marie I'ajer of 23550 Stoneybroolc <br />Di-ive a 2 foot variance for a residence too close to the rear property line; code requires 50', <br />applicant shows 481, section 1135.08(a), which was unanimously approved 4-0. <br />NON-RESIDENTIAL APPEALS AND REQUESTS <br />Welcome House; 29778 Lorain Road <br />Request for variance (1123.12). The proposal consists of a new ground signage <br />The following variance is requested: A variance for a ground sign located within the 35 foot line <br />of sight triangle; code does not permit, applicant shows 1 which is in violation of Ord. 90-125 <br />section 1163.17 a. Note: BZA tabled 11/06/08
