spaces and 18 existing spaces. All parcels will be consolidated into one campus, using the asphalt <br />surface and 7 new spaces will allow traffic to negotiate through the site. They met with neighbors <br />and have agreed to provide a 10 foot high wooden fence along the entire rear perimeter of the <br />property to shield vehicle lights. Mrs. Diver asked what types of material the fence was and noted <br />she prefered vinyl for easier maintenance. Mr. Brooker said they would install a wooden fence <br />which will be covered with dense landscaping and be less intrusive to the abutting owners. Mrs. <br />Diver suggested using a beige or green vinyl fence which has been done on other sites. <br />Mr. Brooker said the variance for two wall signs on the Porsche is needed to add an existing sign <br />which says North Olmsted. The North Olmsted Porsche Dealership is the first dealership which <br />meets the Porsche standards and will be photographed for publications both in the states and <br />abroad which will give both the dealership and the city recognition. The Saab wall signs consist <br />of a logo and Saab sign and a North Olmsted sign. Again the North Olmsted signs are to give the <br />owner and the city recognition. The owner will be consolidating all parcels he owns except for <br />one and as a result there are currently four ground signs on the site, 3 ground signs being added <br />and city codes only allow one per lot. Although the location is one large site it will have four <br />different businesses each needing their own signage. There is currently a Mercedes and Porsche <br />pylon sign in place as well as two directional signs. The Saab area will require one pylon and <br />two directional signs. Saab's front landscape bed along Lorain Road will house a Saab pylon sign <br />at the west drive and a Saab directional sign at the east drive. The existing doctor's office will <br />house the Saab Service center which needs a ground sign to identify its location and main <br />entrance. As with the previously approved ground signs the new ground signs will meet code <br />requireinents for size, height and placement. The areas between the Saab curb cuts are less than <br />200 feet therefore a variance for the distance of the pylon and directional sign is needed. Ms. <br />Rudolph questioned why the directional signs were needed. Mr. Broolcer said directional signs <br />were needed to control the traffic pattern onto and throughout the site. The design layout of the <br />site is to ensure the site is aesthetically pleasing and appear as one campus. <br />Mrs. Stephin said she was glad to see the fence height increased to help bloclc the view and asked <br />how much longer the construction would be taking place as it is quite noisy 6 days a weelc from <br />7:00 am unti15:00 pm. Mr. Broolcer said the Mercedes Porsche will be completed within the <br />weelc and the fencing will be replaced as soon as they receive approval and they hope the second <br />phase will be completed by the end of the year. Mr. O'Malley advised that there are regulations <br />which govern construction issues and advised the neighbor that she should contact the building <br />department so her issues could be addressed as the board could not address her concerns. <br />Mr. Mitchell advised that the front and rear setbacks were pre-existing. The distance created by <br />the canopy is minimal and enhances the building. The parlcing setback requested although 18 <br />spaces are pre-existing they are adding an additional7 or 8 spaces which could be angled 35 or 45 <br />degrees to give additional buffering. He suggested double staclcing the signs or having them <br />closer together to eliminate the variance for two wall signs. The building department has no <br />objections to the ground signs requested as they identify location and control traffic. The variance <br />for the distance is unavoidable as the distance between the two curb cuts is pre-existing. Mr. <br />O'Malley reminded the board to be content neutral when reviewing signage issues and reviewed <br />the manner in which to address non-conforming building issues. <br />Mr. Menser arrived at 8:40 pm and Mr. O'Malley advised the chair to allow the applicant an <br />opportunity to state whether or not Mr. Menser should address their case or not. Mr. Brooker said <br />they welcomed Mr. Menser to the discussion and recapped their presentation for him as did the <br />assistant building commissioner. <br />2
