Ollies; 26662 Brookpark Road Extension: (Ward 1)
Request for variance (1123.12). The proposal consists of a new sign.
The following variances are requested:
l. A 16 inch variance for a wall sign larger than code allows. Code permits 48 inches and applicant
shows 64 inches, which is in violation of Ord. 2000-12, Section 1163.28(c).
Mr. Kii-ner the owners Attorney, Mr. Lisson the area Manager and Mr. Denman with the Sign
Company each came forward to be sworn in and address the board. Mr. Kirner read aloud a proposed
letter sent to Councilman Ryan voicing his clients request pertaining to the wall sign. He also reviewed
a Plain Dealer article which reviewed the upcoming business moving into the city. Mr. Lisson
reviewed the locations of five stores in the area and said they usually have a 200 square foot sign
however they decreased and staclced the sign to fit the North Olmsted location. They always move into
existing buildings which creates challenges for visibility. The size of the sign is needed for viability as
the Uuilding is awlcwardly positioned. Mrs. Diver asked what times the sign would be illuminated. Mr.
Lisson said the lights go on at dusk and go off by 10:00 pm each night they are open. Mr. Kirner
reviewed the removal of the logo, stalcing the wording and reducing the overall size from what they
normally install to what was being requested. Mrs. Diver said there was a monument sign at the
entrance of the site which would give the applicant visibility from the main road Lorain and along
Broolcparlc extension. Mrs. Sergi was concerned that although the sign was decreased in size future
tenants would be affected by a variance being granted. She said the board wanted the owner/landlord
present so they could discuss a sign paclcage for the entire site as the board has no intentions of
granting any future variances as other tenants move into the center. Although appreciative to the fact
the size was decreased and the signs would be turned off at a reasonable time 16 inches is substantial.
Mr. Menser said he would lilce the landlords to address the entire site with a sign paclcage. Ms.
Rudolph felt the applicant was very accommodating to the city cutting back the size of the sign. Mrs.
Diver said she is concerned that future businesses will be affected by the variance if granted. She
encouraged the applicant to let the owner lcnow that they would need to address their signage for future
tenants. Ms. Rudolph did not believe that the height being asked for would affect future tenants as it
did not exceed 100 square feet. Some board members felt the variance was not substantial nor would
the neighborhood be altered by the variance. Governmental service would not be affected and the
owners have knowledge of the zoning codes and the code would be upheld granting the variance.
1VIs. Rudolph moved seconded by 1VIr. Menser, to grant Ollies of 26662 Brookpark Road
Extension a 16 inch variance for a wall sign larger than eode allows, code permits 48 inches and
applicant shows 64 inches, which is in violation of Ord. 2000-12, Section 1163.28(c) which was
unanimously approved 5-0.
Cort Furniture; 4698 Great Northern Blvd: (Ward 4)
Request for variance (1123.12). The proposal consists of a tent sale (09/08/08 through 09/15/08.
The following variance is requested:
1. A variance for approximate 20 car parlcing reduction for tent sale which is in violation of section
1161.05w. Note Actual sale will be 09/11/08 through 09/13/08.
Mr. Cristino from Cort Furniture came forward to be sworn and address the request. Mr. Cristino said
he was present for the annual tent sale. He was hoping that a variance would not be required with the
movie store closed but there is still not enough parking. Mrs. Diver asked if they were going to have
two sales as in the past and Mr. Cristino said that they would only have one sale in 2008. The busiest
time for their store is during the summer season so they will have one sale in September. Mrs. Sergi
said the sale which is an annual event has gone well each year and there have been no complaints
3
