<br />side of Suburban Auto Body Shop. The business is not visible from Sparky Lane or the <br />intersection which creates the hardship. The height is needed as the sign is stacked due to the <br />odd shape of the section of the building they will be occupying. They will not be using the entire <br />tops space just a portion of the space 150 feet wide. Mrs. Diver questioned if there would be an <br />insert added to the existing ground sign. Mr. Denman said there would be an insert for the <br />ground sign but the wall sign would not be visible from Sparky Lane. Mrs. Diver did not believe <br />that variances for a wall sign which would not be visible from any right of way could be <br />warranted. The monument sign is visible from Sparky Lane and Broolcpark road Extension and <br />the wall sign will be visible once vehicles enter the site. Mrs. Sergi felt that 11 square feet <br />should be talcen off the sign. Mr. Denman felt 11 square feet was minimal for what the site is <br />allowed. Mrs. Diver said that no matter what size the wall sign was it would be difficult to see <br />fiom the right of way. She questioned the hours the illuminated sign would be on and Mr. <br />Deninan could not answer. <br />Mr. Conway explained that the 61 square foot variance is for exceeding square footage allowed <br />for a wall sign. The 11 foot variance is for exceeding the square foot frontage of the unit <br />allowed. The 2.75 foot is for the wall sign being taller/higher than allowed by code. He advised <br />that due to the size and layout of the building eventually the site will require variances even if <br />each tenant follows code. He did not believe the variances were justifiable and felt the Owners <br />should be present to worlc on something that could work for the entire site. <br />Board members felt that a bigger sign would not provide the applicant any more visibility and <br />would only offend the abutting northern neighbors as the sign would shine into their windows. <br />The property could yield a reasonable return without a variance the variances are substantial and <br />the variances would adversely affect the site. Governmental services would not be affected and <br />the owner is aware of what is required by code. The spirit and intent would not be upheld <br />granting the variance. <br />Mrs. Sergi moved seconded by M[s. Rudolph, to grant Ollies of 26662 Brookparlc Road <br />Extension the following variances: <br />1. A 61 sq. ft. variance for a wall sign larger than code allows. Code permits 100 sq. ft.; <br />applicant shows 161 square feet, which is in violation of Ord. 2000-12, Section 1163.28(c). <br />2. An 11 sq. ft. variance for a sign larger than code allows. Code permits 150 sq. ft.; <br />applicant shows 161 sq. ft., which is in violation of Ord. 2000-12, Section 1163.25(c). <br />3. A 2.75 ft. variance for a wall sign higher than code allows. Code permits 4 ft.; applicant <br />shows 6.75 ft., which is in violation of Ord. 2000-12, Section 1163.28(c) which was <br />unanimously denied 4-0. <br />COMMUNICATIONS <br />Mrs. Sergi moved seconded by IVIrs.
