Mr. Conway said he did not believe the request to be substantial as it is smaller than the existing
signage and the setback to the street is substantial. The code was designed to address signs
which are placed no more than 75 feet off the right-of-way and the strip center is 400 feet or
more from the right of way. Ms. Wenger said she supported the applicants request as it was only
reasonable for both businesses to want recognition. She preferred the stacked sign being
requested over a stretched single line sign. If both businesses stood alone, they would each be
allowed signs larger than what is being requested. Mrs. Sergi questioned if the applicant would
ever request a sign over the east side man door. Mr. Wolf stated that the east door was an
emergency exit only and Ms. Wenger advised that the PDC was clear that the east door could
only be used as an emergency exit.
Mr. Dubelko advised that over the years the city has discussed a sign code for the mall but it has
yet to come to fruition. The applicant is seeking relief from the code to allow both businesses
recognition. Weight should be given to the request as the applicants have worked with the City
planner to decrease not only the size of the proposed sign but limit the number of signs to one.
Mrs. Diver as well as other board members voiced their appreciation that the size and number of
signs was limited. Ms Rudolph said she had no objections to the size of the sign requested due to
the setback from the street. Mrs. Bellido said in comparison to the other businesses in the strip
center the sign loolced to be smaller and would fit into the center.
Mrs. Sergi moved seconded by Mr. Menser, to grant PetSmart of 26063 Great Northern
Plaza their request for variance (1123.12) which consists of a new sign and the following
variances are granted:
1. A 23.5 square foot variance for a wall sign larger than code allows (code permits 100 sq
ft, applicant shows 123.5 sq ft).
2. A 2 foot 5 inch variance for a wall sign higher than code allows (code permits 4 ft,
applicant shows 6 ft 5 inch). Which is in violation off Ord. 90-125 section (1163.27 (c)),
which was unanimously approved 5-0.
Westfield ShoUping 1VIal1; 4954 Great Northern Mall: VVard 4
Request for variance (1123.12). The proposal consists of temporary windshield repair service
The following variances are requested:
1. A variance for obstructing required parking (24 spaces), (code does not permit, applicant
shows 24 spaces blocked), section (1161.03)
2. A 32 square foot variance for a temporary sign larger than code allows, (code permits 32 sq ft,
applicant shows 64 sq ft), section (1163.33 (D)).
3. An 8 foot variance for a temporary sign above roof of structure, (code dose not permit„
applicant shows 8 feet above), section (1163.33 (C)).
4. A 10 foot variance for a temporary sign higher than code allows, (code permits 6 ft, applicant
shows 16 ft), section (1163.33 (D)). Note: Estimate height of trailer to be 8 feet high.
Which is in violation of Ord. 90-125 sections: (1161.03), (1163.33 (D)) and (1163.33 (C)).
Ms. Maresh the Leasing Manager for the Mall and Mr. Perkin with Chip's Away glass company
each caine forward to be sworn in and address the board. Ms. Maresh reviewed that they applied
for a 40 x 100 foot area to use in the north outer lot next to Jared's. They would block 30
parking spaces for the temporary business. The area is not used in the off season and the
business offers a free windshield repair serves to the residents. Although it is free to the
customer it will still generates income taxes from sales taxes as the insurance companies pay the
charges. They do not feel the service would adversely affect the area as it is zoned retail
business. The business is environmentally sound as they repair windshields they do not replace
