Mr. Mitchell briefly reviewed the <br />building materials to be used on the new pavilion and patio areas. <br />Mrs. Sergi said if the logo was 4 ft high it would eliminate the height variance and decrease the <br />total square footage needed. Mr. Mitchell noted if the logo is 4 ft high the total square footage <br />variance needed would be 40 square feet. Mr. Lopez said at that size the variances requested are <br />not substantial. Mr. Mitchell said the building setback is not significant and he would rather see <br />a 4 foot logo used to be more consistent with the other wall signs. Mr. O'Malley agreed with his <br />recommendation. Mr. Lopez also felt a 5 foot logo was not warranted as the distance from the <br />road is not significant however three wall signs are warranted for the site. Ms. Rudolph felt the <br />setback did not warrant a 5 foot logo regardless if it matched the other signs. All board members <br />agreed a 5 foot logo is not warranted. Mrs. Diver thanked the applicant for the concessions <br />which had been made and looked forward to the restaurant opening. Mr. George said they <br />should be open for business by January 1, 2010. <br />Ms. Rudolph moved, seconded by Mr. Lopez, to grant CMS09-11 Harry Buffalo of 4824 <br />Great Northern Boulevard a 1 foot variance for height of sign; code permits 4 ft, applicant <br />shows 5 ft, section 1163.28(c), which was unanimously, denied 0-4. <br />Ms. Rudolph moved, seconded by Mrs. Sergi, to grant CM509-11 Harry Buffalo of 4824 <br />Great Northern Boulevard a variance for an additional wall sign; code permits 2 wall signs, <br />applicant shows 3 wall signs, section 1163.28(a), which was unanimously, approved 4-0. <br />Ms. Rudolph moved, seconded by Mr. Lopez, to grant CMS09-11 Harry Buffalo of 4824 <br />Great Northern Boulevard a 40 square foot variance for total sign face area per building; <br />code permits 177 square feet, applicant shows 217 square feet, section 1163.25(b), which <br />was unanimously, approved 4-0. <br />COMMUNICATIONS <br />Order of Findings: CMS09-10 Ganlev Subaru of 25730 Lorain Road <br />Mrs. Sergi questioned the wording of #3 which she felt was confusing and Mr. O'Malley <br />reviewed he concluded through reading the minutes that not all board members felt the proposed <br />ground sign would affect the residential neighborhood. He reviewed that the seven factors did <br />not have to hold the same weight with each case nor did each factor have to be pertinent to each <br />case. He advised the board that they should feel free to make changes to the draft submitted. <br />Mrs. Diver felt the sentence should read "mixture of opinions as to proximity to residential <br />neighborhood but replacement of existing ground sign is consistent with the character of the <br />neighborhood" which Mrs. Sergi and Ms. Rudolph agreed. Mr. O'Malley asked if the board <br />would rather have the boxes marked on the form or have the subject mater circled if pertinent to <br />the case and Mrs. Diver said she normally circles pertinent wording. <br />Mrs. Sergi moved, seconded by Ms. Rudolph, to adopt the order of findings as amended for <br />CMS09-10 Ganley Subaru of 25730 Lorain Road, which was approved 3-0. Mr. Lopez <br />abstained.
